Quick opinion, among the following Industrial REITs, which do you feel have the most potential upside in 2013? CACHE, MapletreeInd, AIMSAMPI, or Sabana REIT? :)

CLT > MINT > AIMS > Sabana

Personally I think its ridiculous that Cache and MINT has higher yield than AIMS when you considered the difference in the quality of the assets they have.

(Vested in CLT and MINT. Not vested in AIMS and Sabana)

Guys, given today's climate. Which purchase would deem the wiser? MINT or FCT? I'm looking for stable distributions though..

Both are not for me. Prices are rather high now. In fact prices are rather high in the REIT department. Only Saizen and FCOT are under NAV now.

I look for value. Even if fundamentals are good, I still look for value in the price of the stock.

Heng i FHFL withdrew Q for Saizen @ .196

which counter ???

For me, I would go for saizen. :) close to 20c. If drop, you lose a dollar. If up, u gain 5 dollars. I think over the long run, Saizen got potential.

I might be bias. I'm vested as this is the only reit I have left. Couldn't afford to keep the others due to need of funds.

So that when Yen picking up, it will get higher? But biz in Jap are terribly bleeding leh. Shud take long while to pick. Yes no?

Low interest rates in japan
Saizen is greatly undervalued..
Past 6 mths, div getting bigger and price going higher.
Consistent buy back of company shares.

doesn't matter if yen up or not. even if down, how much lower can it affect saizen when its always so much below book value?

You can buy HPH stocks in US$ or SGD.

The DPU I mentioned applies to both US$ and SGD.

HPH Trust's revenue is in HK$, so it will convert HK$ into US$ or SGD.

Just like Saizen's revenue is in JPY, then it convert into SGD.

Will it be a counter that will force one to become a long term investor? Im just wary of the situation in Jpn

Saizen is greatly undervalued..

SGD has appreciated by 18% against JPY for the past 6 months.

So Saizen's NAV and income will be hit by it and definitely impact its dividend this coming March.

However a depreciating Yen might trigger an imploding interest of foreign investments in Japan and revive its economy (Not to forget Japan is still 3rd largest GDP nation in the world after US and China)... which will cause property prices to soar like Singapore did in the past few years.

So if you are in for dividend, stay out for the time being (You can get better deals elsewhere). If you are betting that Japanese property will finally reverse decades of downward trend and explode upwards... then its the time to buy.

Vested :D
