SINGAPORE (April 27): AIMS AMP Capital Industrial Real Estate Investment Trust has declared a distribution per unit of 2.95 cents for 4QFY2016, an increase of 1% over the 2.92 cents DPU declared in 4QFY2015.

The quarterly payout brings the full year DPU to 11.35 cents, a 2.5% increase from FY2015.

For the full year to March, revenue rose 7.8% to $124.4 million, with the rental contributions from 20 Gul Way and 103 Defu Lane 10 as they became income producing in 2014, and the higher recoveries from 29 Woodlands Industrial Park E1 and 8 and 10 Pandan Crescent.

Property expenses rose by $5.3 million on the back of higher revenue, higher recoveries from tenants, and the reversion to multi-tenancy properties for 11 Changi South Street 3 and 1 Kallang Way 2A.

As such, net property income rose 2.9% to $82.3 million, and distributable income rose 4.1% to $72.1 million.

The group’s portfolio occupancy remained at 93.4% as at end March.

AA REIT’s manager says that industrial rents continue to be under pressure, driven by the weak economic climate and industrial oversupply situation in Singapore, and expects the industrial property market to continue to be challenging. It remains cautious on the outlook of the industrial market and will continue to proactively manage AA REIT’s lease expiries, it adds

AA REIT’s units closed 1.09% lower at $1.36 on Tuesday.

Viva Industrial Trust's Q1 DPS falls 12.4% to 1.638 Singapore cents

VIVA Industrial Trust's distribution per stapled security (DPS) fell 12.4 per cent to 1.638 Singapore cents for the first quarter ended March 31, 2016 - lower than the 1.87 cents reported in the corresponding period a year ago.

Gross revenue, however, rose 21.2 per cent to S$21.91 million, and net property income increased 27.3 per cent to S$15.8 million.

The higher gross revenue was mainly due to additional rental contribution of S$2.6 million from Home-Fix Building and 11 Ubi Road 1, which were acquired by Viva Industrial Real Estate Investment Trust (VI-Reit) on Nov 24, 2015. Higher rental and other income contribution from Viva Business Park helped as well.

Noting the challenging year ahead for Singapore Reits, Viva Industrial Trust said: "Occupancy and rental reversion are the two key issues troubling the sector. Occupancy rates for both retail and industrial REITs have bottomed out in the last two quarters, and are likely to remain stable at current levels. While occupancy is expected to have stabilized, rental reversions are likely to trend down."

Commenting on the Reit's outlook and plans, Viva Industrial Trust Management's CEO Wilson Ang said: "We have made considerable investments in the past year which are starting to bear fruit. We will stay focused on building upon VIT's fundamentals and keep a look out for opportunities to drive further value for our stapled securityholders."
