Nono to increase ceiling for EC. It’s one of the factor psf keep on increasing because more buyers can afford when ceiling increase from 14k to 16k.

Must have assets progression mah.

multiple advantages

1. Late buyers regret, so buy now
2. More people can pay and can buy
3. Higher psf means more stamp duty collected
4. Higher psf means dev earn more means investors earn more
5. Higher psf means higher property tax. More properties above AV and so less people qualify for help
6. Higher psf means asset progression for older folks!

Bad is just for people who haven't buy any. Not many. Most can't vote yet.

Ok mah. Asset progression mah. Can sell property much higher and they have more $$.

Like buy Ola $1.2k psf, 40 years later sell $2k psf.

Should add. $400 psf gain in 5 years between the new launch ECs.

That $800 more psf gain should be within 10 years.

$2k psf in year 2032 for Ola.

Simple mah.

Think in terms of buyer

$1000 psf for 10 year old condo (Bellewaters & Treasure Crest)

or $1200 psf for 5 year old condo (Ola, premium because Spanish theme, nearer by 5 mins walk to LRT)

Assuming $200 psf earnings for the others and no earning for Ola.


Or if wait longer, 10 years vs 15 years
or 15 years vs 20 years

Buy which one?

Just for 5 years diff and pay $400 psf more. Probably really rich sinkie willing.

Or probably too many sinkie families too rich unable to get HDB, so no choice but to pay more.

Govt should help these "no choice" familows by raising HDB ceiling to $18k and EC ceiling to $20k.

Just curious, has treasure crest resold at 1000psf already ? I remember the balance units are selling around 900psf where the initial launch is selling 700psf. Just curious what price will be the resales market

Not MOP yet I believe. But the Vales is selling about there.

Oh no, only 55 (222-167) units sold since March 2020 launch.

So strange? Expected it to be 80% sold by now. Propnex CEO very bullish on this project.

For me, only if <$1k psf then maybe maybe consider. Hospital is a big turn off.

Then again, impossible for Ola to be that low, because "developer must make money".

I think they will still finish selling though.

Nah. Sinkies very philanthropic, they want to help developer not to lose money. So that the shareholders and wider sinkie community can earn money. :s8:
