But if that person is a director or CEO of a big company, you trust him more. But market will still crash.

Sometimes you may see Dow Jones as a trustworthy source so now you see Dow Jones as the main one influencing your decision.

One of the experts here was very happy to hoot lendlease IPO months ago. He would be down over 40% today.

I personally predict a take-up rate of 15% to 20% at $1100 psf, similar to PG. Unless they lower effective psf to $1025-1050. 1100 would not generate too many sales. There was an EC that had less than 10% take-up rate a few years back.

anyway, most likely dev will wait for Rivercove bounced out unit pricing and adjust theirs accordingly.. they will prob take Rivercove as benchmark and up their pricing.. the last round of dropout units ady hit more than $1000 psf ..

I looked at the price release of both hundred palms and Rivercove bounced units. The former is priced at 25% more than original and the latter at a 10% more. With that I expect Ola will open price around $1150 -$1180 psf. Surely for this area I won’t buy at this high price.

This developer has a track record of releasing units with lower than estimated psf judging from past launches. They better - even at 1050 psf this EC will be a tough sell. At 1150 can say hello to 10% take up rate. The surrounding ECs are so much cheaper. The capital gain for OLA will be so low that I’ll prob will give this EC a miss also.

It’s a high risk Low reward launch.

Many people will still buy. Because if follow historical facts and figures from URA/SRX/Squarefoot, buy ECs sure huat ah.

Yah precisely. It’s not a true reflection and they also know. Oversubscribed is common in launches, but dropout rate may be high also. We will know come Sat.

Or maybe it's oversubscribed because of the among of ads they put down (attracting more people to the showroom). But these figures don't mean anything until the buyers have signed on the line.

I joined in the app for PG. Had agents fight for it even though I already said no interest in buying.

Didn't really bother for Ola.

This only makes the 4BR a good value. 3BR is still a little expensive. For the good stacks it will still cost in the region of 1025 psf or more. Forget about this EC and move on to other ECs.

Exactly. I hate it when people write 'prices starting from', means even if only 1 unit is at that price they can still write it as such. Deceptive marketing. It all started when they bid high for the land, but why do we have to pay for it.
