Funny as it seems, those got interviewed seems to think the price is ok.
It was mentioned in article more than half of the units are priced equal or cheaper than other existing ECs.
How can it be when some forumers indicating the price for 3 bedder is ard 1200psf?
I don’t recall other existing ECs are hitting 1200psf.

The dev is hinting abt PG pricing.. our most expensive psf is $1192psf.. 3bdrm compact 2nd highest floor.. 840sqft..

In short, for 2nd timer, after we sold our flat, we need to pay resale levy e.g. $40k for 4rm and $45 for 5rm. This work out to be around $50psf additional cost as mentioned by momo

Can share what is this resale levy of 50 psf?

Interesting to see lotsa people market EC as sure huat after MOP.

Hence I Kaypo Tampines triliant EC. Newly MOP. Launch back in 2012. Reached MOP recently.

To be fair yes they did earn but the timeline to exit an EC is around 8/9 years.

Worth the 8/9 years to see this amount of profit? Up to Individual to comment. :)

This, coupled with high ECs prices in closing gap with PCs, makes ECs no longer for the sandwiched class to upgrade, which was the original intention. My opinion.

Article people think developers will reduce price because of uncertainty.

But current problem is economic uncertainty hasn't even reached its maximum impact in Sg. And developers pricing were based on land bought during good times.

Iron rice bowls however will be the biggest beneficiary in the downturn. ==> my civil service dad said this almost 20 years ago lol

Something I find it funny.
Ola EC penthouse priced at 2m, if sandwich class can afford such quantum, they would rather go for RCR or CCR property instead of staying at Sengkang EC.
They can even buy kopar 3 bedder. Lol

These guys r probably buying for own stay and no intention to sell at all. Imagine hosting ur kakis in ur penthouse unit, having bbq at the roof top, vs hosting at a 900-1000sqft normal 3 bedroom unit, its a different experience i guess.

For e.g. 40s 50s yo couple with no kids (no one to leave their estate to), enough cash/investment for retirement already. I can imagine them doing just that. Haha

These guys r probably buying for own stay and no intention to sell at all. Imagine hosting ur kakis in ur penthouse unit, having bbq at the roof top, vs hosting at a 900-1000sqft normal 3 bedroom unit, its a different experience i guess.

If really wanted to do that, there are plenty of bigger size cluster houses (2000-3000sqft) easily available at that quantum or some even lower. U can even build your own trellis at the roof top to house bbq parties with your personal car park etc.

I would say... High rise large units are a rarity.

That’s y I find it funny. For someone who can afford a 2mil quantum, doesn’t sounds like a sandwich class to me.
They will probably be looking something outside EC.

I thought official is 21 mar? Even if VVVIP was 19 mar, they cfm wait till next week then announce. At least can get better numbers?

Yar weekend they hope for a big catch
But hor their pricing a bit too high
Eoconomy down turn I don’t think many would jump in for it
