Those likely have very different quantum owing to larger sizes of older units. So while it makes sense from a value perspective, I don't think new buyers can afford.

Just curious why OLA EC sales is bad? Price or location?

The 3 yet-to-mop ECs flanking OLA sold for much cheaper, as low as $7XXpsf, only few years back. What are the chances of exiting OLA profitably? Besides these 3, thousands of new yet-to-mop EC units in Sengkang/ Punggol.
sgpropertyblog is very happy for the person who paid record-breaking $1,300psf for OLA EC unit. I worry for that person because his next door condo will likely resell for only around $1,000psf.

Let’s see what is the winning bid for EC sites this year and next year. Finger crossed.
Don’t expect crash, but correction. Sometimes correction is health, rather than bubble burst with catastrophic effect.
Buy EC sure profit after become private in 10 years, may be this mindset soon gonna change. There are many factors involved to make it happens.
There is always a threshold, who’s know OLA EC already hit the threshold.
EC seems to be bucking a trend where resale newly MOP EC are priced close to the new launch EC, unlike the situation of private condo where there is a slight premium for new launch over those resale condo that at 7-8 years.
Simple mah.All this down to winning bid of GLS EC sites. And many factors affect the bid amount. Winning bids keep increasing (psf) because many EC projects sold out/selling well prior to that. If there is recent EC projects that is/are not performing well, this will affect the bids placed by developers for future sites. All I can say is that EC psf is testing its threshold now.
It makes no sense that adjacent condos nearby new launch EC is selling below EC price, even they just reach MOP.
Simple mah.
Think in terms of buyer
$1000 psf for 10 year old condo (Bellewaters & Treasure Crest)
or $1200 psf for 5 year old condo (Ola, premium because Spanish theme, nearer by 5 mins walk to LRT)
Assuming $200 psf earnings for the others and no earning for Ola.
Or if wait longer, 10 years vs 15 years
or 15 years vs 20 years
Buy which one?
Just for 5 years diff and pay $400 psf more. Probably really rich sinkie willing.
Or probably too many sinkie families too rich unable to get HDB, so no choice but to pay more.
Govt should help these "no choice" familows by raising HDB ceiling to $18k and EC ceiling to $20k.
Nono to increase ceiling for EC. It’s one of the factor psf keep on increasing because more buyers can afford when ceiling increase from 14k to 16k.
