Yeah I think luck plays a part too.

Today with benefit of hindsight, we can say RCR/OCR can huat, like Poiz, etc.

Rewind back when Poiz launch. 35% sold on launch weekend, which in today’s market pple would say it is bad / unpopular. Online, many people also question its buyers, saying too expensive, cannot profit, etc. But end of day the buyers turn out ok.

Not saying those buyers were smarter, or online is wrong. Just that there are market factors, govt actions that we can’t anticipate which may influence the outcome in certain ways. :)
Yea, some huge profits r made without logic. No one can predict when your unit will meet a big 🥕 buyer. I guess it’s good karma at work if u manage to find one :o

SG private home market to remain on sound footing - Edmund Tie

Interesting reading on indications of market and shifting/potential trends, e.g. acceptance of larger quantum, shift away from smallest sub-500sf units, etc.

Extract:

“Studio apartments appear to have lost some of their appeal despite their lower price quantum, as more home buyers seek larger spaces to accommodate work-from-home arrangements,” said Lam.

Edmund Tie said the decline was “likely due to rising property prices and the preferential shift away from smaller homes”. It added that the trend to shift away from smaller units is further reinforced by the hike in the proportion of transactions for units above $2 million, from 21.2% in Q1 2021 to 24.1%, forming almost all primary transactions in Q2 2021.

In Q2 2021, the number of purchases by foreign buyers (non-PR) fell 2.7% to 284 units from 292 units in Q1 2021. “The decline did not affect the CCR, where the number of transactions increased by a significant 35.8% QoQ in Q2 2021, from 109 units to 148 units,” said Edmund Tie. The CCR overtook the RCR with the most transactions made by foreign buyers, as foreigners gravitated to a more familiar segment.”

Saw that Marina View white site closed w sole bidder IOI prop at $1379psf.. doesn’t seem to bode well for CBD and CCR projects..

Wah… Just heard One Bernam did a CNY promo over the weekend and cleared almost all balance units from around $24xx (around $2.4k - $2.6k psf range) … now just left the 3 penthouses and last 3 bedder (98% sold).

Guess they benefit from competitive pricing to recent RCR/OCR.

Hearsay one bernam sold 80+ over units in last 1.5 weeks. Basically developer wants to faster clear stock.
One bernam problem is layout quite cui.

Todays buyer not bad deal….buy at 2yrs ago price whereby general market has gone up by 10-15% past 2years
And buyers will justify that one bernam ccr price is today's ocr price.
OK la, plus nearing top. At least they didn't offend the day 1 buyers like what cascanden reserve did.
Edit: I stand corrected. OB Really got promo price lol

Can we really say the One Bernam CNY promo was a good deal? Especially for those armed with data on how much the day 1 buyers bought vs those that bought over the weekend. Genuine question

I won't touch ccr especially D1 and D2 even got promo/discount price. So far poor resale track record.

Apparently the project is fully sold.
On system shows 3 units unsold but they are marked as reserved.
