Depends on what you define as full facilities condo.

In general, full facilities condo will come with clubhouse, bbq, swimming pool and gym:). Nowadays, tennis court may not be provided.:o

Then it is classified as apartment?

The main difference is in the land size. Condo must be on 4000 sqm or larger land.

However, some developers just let it stay the same classification as before so some large towers with large land are still classified as apartment.

Non-Landed Property: Condominiums and Private Apartments
There are legal differences between a condominium and a private apartment.
When you are the owner of a private apartment, you are a lessee under the 99 year lease the housing developer has created for each apartment. You would not own any part of the common property - such as the car park or the pool - as these belong to the lessor, who can charge a separate fee for using those facilities. As an apartment owner you have certain rights and obligations spelt out under the lease. However, you are not able to participate in the management of the facilities.
A condominium is created under the Land Titles (Strata) Act, Chapter 158 and is also known as a "strata title property". As a condominium owner you own a share of the common property. Under the same Act a Management Corporation needs to be created to manage the the common property. As an apartment owner (or Subsidiary Proprietor) in a condominium you can be voted into the management council to have a say in the management of the common property.

I kind of like this development for investment. Walking distance to 2 mrt. Ready tool of tenant working in the nearby enclave. Selling psf 1.8x. Developer bought at 1k. Any views?

The most important part is, this area has no oversupply and nearby condos rentability and yield not bad.
Now waiting to know what’s the entry price.

Moe, biopolis, offices, one north business district are nearby and that’s where your tenant pool came from.

I think this is a very good development, though probably we can have a better assessment after it's launch or the ebrochure is out.

What I like:
a) walking distance to MRT
b) Good amenities nearby
c) Near to the start-ups ecosystem and NUS so no lack of tenants
d) Near Holland Village so it will have a spill-over effect from the Holland Village transformation
e) The large land plot for the previous Ghim Moh interchange and previously all those HBS had been demolished. That piece of land sure has important developments coming up.

Nearby condos is 10 years old

Rochester residences 330 units
One north residences 400 units

This project will be another hosteller looking at all the positive feedback from the analysts here. Wonder how much then would developer price this project?

i went to the site.

actual site just hoarding with no exterior labeling.. there is a small pathway to cut thru and walk towards vista mrt..

show flat are still in the midst of setting up..

my agent said 1700 to break even, likely to launch at 19xx

looking at this as well.. mainly for home stay so can get my gal into fairfield primary and if she manages to get in, my son can get a ride in as well..

GSL 2021 will have 2 site at Slim Barack Rise. This project might set the bar for this.

The 1H2020 GLS sites at one north are slightly better than this one north Eden, near to MRT, likely to be bidded higher.

the parcel A is nearer to bv mrt but its also means its farther to one north mrt.

parcel A also facing main road..
