Hi, to all who made your decision to purchase at PE, just want to hear from you on the project (pros and cons) esp the 2 plus study layout. I may have constantly been contributing here, and intend to make a decision soon, however the fear of commitment is real, thus want to know what are your opinions on the project, pros and cons.

Not sure if it’s normal to have such a fear of commitment lol

Don't worry, no one is going to talk down parc esta. The only direction for parc esta prices is up! Hope you make plenty of friends while living at parc esta.

On a serious note, you should go there more often to experience the vibes there to see if you really like it. This weekend bring a tent and camp along on the empty fields near eunos mrt!

Don't worry, no one is going to talk down parc esta. The only direction for parc esta prices is up! Hope you make plenty of friends while living at parc esta.

I would call out 2 points when considering.

1. Relative value
2. Location

#1 is more subjective. But for RCR my general view is it is decent. However, do take note of the high quantum and commitment upfront. Do plan for an exit strategy in advance of purchase.

Yup thanks, actually 1 is indeed subjective, there aren’t many developments comparable there, which makes it tough. For quantum, I just worry that with the new size guideline, it may be harder to afford.

Who knows you are the troll. Please post your OTP / S&P (with confidential details covered) when you purchase a unit (if ever) so that we all can congratulate you.

Btw, I was being serious in the second para, unless you are already used to the geylang atmosphere. :D

If you are to compare sengkang central residence (mix development) vs Parc esta (RCR, one stop to PLQ), assuming both similar pricing. Which one u think has higher potential in capital gain or higher rentability?
Do also factor in the total number of units in both development and also its surrounding potential competition faced.
If you have the answer, then you should go according to your gut feel.
I am also keen to hear from others.

Honestly, I feel SK central residence have great potential too given the integrated development. PE has the issue of having many units, while SK grand residence is gg to have 692 units I think.

This was exactly what I felt when I almost act on stirling.

went through a total of 7 rounds of buying/selling since 2003.
So asking me if I felt nervy may not be relevant to you.

If you want to have private discussion, I don’t mind u pm me.
But as usual, I won’t tell u exactly which one to buy, cos it’s your own money. Too much of a responsibility for anyone to advise u.
I can only ask u a few guiding questions based on what I went through.

Very very insightful perspective.

In this situation I would lean towards Sengkang Central. Ready pool of HDB upgraders around me + underground MRT + enclosed by quieter roads + no POW beside

Haha I didn’t reply u that is because I see potential in PPR and recently, there’s some resales unit put up in property guru and the price is not too far off from launch price.

I miss my boat when duo residence was launched at 1800psf. .
There are a number of mix development in Singapore but how many falls under the same category like duo residence and PPR that gives a 4 ticks in my checklist?

Among all the new launches I’ve seen, I love Parc Esta. Eventually, we didn’t get it due to the size of the development (1000+units) and right beside mosque . Other than that, the price is higher as compared to some resale condos in other RCR districts. Other than that, Esta is still a top choice for anyone going for new launch.

We just eventually got a resale condo instead, bigger space and cheaper price at a good deal. Property market seems a little down now for resale market. Phew finally done with house hunting -

Do u mind sharing which development u went for?

I was looking at Jovell n found that that resale of surrounding developments can b 100k cheaper than Jovell's. Which makes it difficult for me to part my money for Jovell.

Also heard Parc Clematis is out. psf is around 1750...
