Visited it last night, and fell in love with it again because of the spaciousness/good food around the area/the lovely entrance too! I believe level 10 onwards will be a good view and noise won’t play that huge of a part hopefully! Good for Home stay.

Anyway, partner still wants to see TWR one more time over the weekend before we make a decision. (TWR is very convinient but also, foresee it extremely crowded since it is integrated) Have seen close to 10 New launches so we finally shortlisted to these two. (Checked out Stirling too, not bad! But it’s near to west)

Did you go to the HDB block beside to take a look, the view is really awesome if u go on a clear afternoon.

Stirling was the project I considered along w PE, Stirling is a good location but I missed the boat haha due to my hesitance. Let me know your choice (if comfortable) for sharing.

Yes, went to HDB opposite PE to take a look too - windy & good view since surroundings are low floors.

We went to see TWR today and decided not to go with it. With the same amount of budget or less, the kind of unit to get was near the cooler (shopping mall’s) which was noisy af, west facing sun fml so hot, and a smaller house as well (600++sq ft) Agent mentioned potential capital appreciation as compared to other viewings but I couldn’t get pass the air con cooler and west face sun. We went to see PC and Tre Ver too. PC is more expensive than TWR (after the relaunch) for some units, and Tre Ver’s layout isn’t to our liking and further from mrt. Anyway, there’s an over-supply of new launches around the area. If I’m the buyer, I may just look at Potong Pasir (1 mrt stop away and nearer to cbd) and could get a place at the same psf without waiting 2-3y for the new launch condo.

Moving on, saw Queenstown too. Stirling/Margaret Ville/Ave South etc, I liked Stirling but developer is China (not much exp for sg development) and bf say dw too many prc neighbours lol. That aside, the kitchen is enclosed and it’s in the west so we didn’t really want to explore it. (Near AYE instead of PIE) Good thing is that yes, near Orchard and capital appreciation def.

Anyway. I love PE the most :) Developer is MCL and the finishings for Margaret’s ville (Also by MCL)is pretty good too! (For those looking at Queenstown) I’m looking home stay first, so best to choose something I like!

Only concern is there’s 1000+ units in PE, besides mosque (at least not temple or there’ll be smoke from burning joss sticks i guess) but too many positive pointers at the end of the day. Condo maintainence fee is $190 only compared to the rest at $300++ per month!

So yup! That’s my sharing :) Only checked out these 3 areas + Newton/River Valley (which is obv out of budget) haha.

Your observations are really v similar to mine; what you pointed out were also those of my concerns, but I only been to stirling, trever, PE, parc colonial, Jadescape.

I was close to getting Stirling till I seen PE, Stirling seems a little small in terms of its layout and it’s finishing did not seem as grand, and the other concern that you listed were my sentiments exact especially after a developer was hit with no sale license.

For me, I look at the aesthetics and architecture amongst others. The full height glass window at PE was a wow factor.

I have also seen park place residences, the PE quality and layout out was (IMO) even better than park place residences. My favorite was also PE, cos of the factors you listed, the considerations u mentioned were also those of mine.

One thing: I didn’t get to see the condos at Newton/river valley, was PE finishing comparable? I’m just curious, some agents said that PE finishing was comparable to new condos in CCR region.

Recently I begin to draw some interest and went through woodleigh residence sales transaction again after seeing several units launch at 17xxpsf to 18xxpsf. When I go through unit by unit with the site plan, it seems that all units that transact under this psf range are facing the upper Serangoon road and west facing. Not a single unit (inner pool facing) was transacted at all and I was wondering this could be developer’s strategy to clear the poorer facing units. If by any chance or luck blk 25 (2 bedder) is priced around 17xxpsf to 1800psf (which is not quite possible), it would be a great buy due to inner pool facing, but I didn’t see any transaction yet for the whole Blk.

If compare PE and WR assuming both at 17xxpsf, of cos WR seems like a better buy. But just that the units they released at current all have poor facing. At 16xxpsf for PE, u probably can get a much better facing unit and higher floor. But the downside for PE is it’s a mega project.

Just sharing some observations since I can see you and passerboy seems to be looking actively and comparing several projects in the forum.

Heard from my Brother in law that woodleigh residence’s furnishing wasn’t great. That’s why he chose park colonial in the end. Anyway, that time WR’s pricing was rather obscene, 2xxxpsf.
I like CEL’s project, layout very functional and furnishing quality looks good.
I was there with him, giving him some pointers to choose the most decent stack with decent pricing. He managed to get a unit at 1700psf for a 3 bedder, greenery quiet facing at high floor.
On the other hand, some 2 bedder In WR has funny layout with dinning next to balcony. Very turn off.

Personally, I prefer park place than PE due to PP having 3 grade A office, a couple of Malls and mrt circle line right smack next to it. But of cos it comes with a premium. PP’s furnishing is good given lendlease is a renowned international developer. People pays a premium for PLQ township, not just the condo.
PE’s advantage is it’s just mrt one stop to PP and it is 300psf cheaper than PP. Downside is too many units and the environment.

That said, I find PE’s pricing reasonable.

Gotta agree the 2 bedder layout is Super weird. The bedroom is extremely small. Place a double bed and there’s no space to put a bedside table Nor walking space

Bed have to be place against the window.

I think it’s cos the 2 bedder configuration is quite small.

Thinking of getting PE 3 bedders but not sure whether i can afford. Have a fully paid up 4-rooms flat.

Hi, may I seek your opinion what is life like living around eunos? For me, I personally like the Kallang, east coast area, but both are too expensive for me, so I took a look at this PE. Yes, the aesthetics appealed to me, but I was not too sure on the location appeal. Care to share more? Like convenience, eateries and recreation facilities- one point I took was it’s only a $5-$7 grab ride from eunos to ECP which appealed to me.

I was staying in the middle but noise should not a issue if you get a high floor.



Anyway, they have build so much traffic lights along the changi road (at least 4 or 5) along that stretch from Tanjong Katong Complex. So vehicle should be moving at a slower pace. :s22:


Once a year, there could be heavy traffic at Changi Road during the weekend night of Ramadan period, when people go to the geylang serai night market.

Thanks for ur inputs. Yeah I went to see the showroom and was impressed, I was looking for a higher floor too, so I went to recee the mosque and the MRT as there were comments here, but was more keen on the changi facing side cos of the view.

I am looking for the stack beside the mosque on a higher floor facing changi road.

I realize the mosque noise was covered by road noise that may be a greater concern rather. Was ur unit near the mosque one?

Mine was nearer the HDB flats. My take is that the perception of road noise differ from people to people. If you get use to it eventually, it should not be an issue.:s13:

I see, thanks for your inputs, a higher floor unit would likely mitigate those concerns.

Did I mention that Paya Lebar Airbase is nearby? And also sometimes the field beside eunos MRT is sometimes used for the seventh month getai....:s12:

That one is ok, cos I intend to get the one facing the other side. And somehow I like those getai atmosphere haha(preference). The airbase I didn’t notice any planes flying through during my recee though, occasional ones I think should be ok, just not a fighter plane every 30 mins kind(I hope?)

But thanks so much for ur inputs! The temptation is the view, and the architecture, the finishing and decent price.
