Did I mention that Paya Lebar Airbase is nearby? And also sometimes the field beside eunos MRT is sometimes used for the seventh month getai....:s12:

You could hear the airplanes from airbase from your place?

That one is ok, cos I intend to get the one facing the other side. And somehow I like those getai atmosphere haha(preference). The airbase I didn’t notice any planes flying through during my recee though, occasional ones I think should be ok, just not a fighter plane every 30 mins kind(I hope?)

But thanks so much for ur inputs! The temptation is the view, and the architecture, the finishing and decent price.

I also wished that it has all those you mentioned, but within my budget this condo finishing seems the best amongst mass market ones (any better that you can share?) but smart home I think have, I stand corrected though.

What attracted me was the following:
- Full height glass window (the reason why this resonated w me was because I am in awe w silversea condo kind of facade which I think would be similar at PE)
- the finishing in PE was the best
- the layout for the 2+study

Cons
- facilities wise nothing to shout about but the maintenance fees are low
- however point to note: condo w sky gym and sky pools are also located at 30 plus storey (I would rather be on a high floor to enjoy the view on a daily basis as I won’t go to the pool on a daily basis)

- right opposite MRT station and bus interchange
- opposite a wet market, hawker center and coffee shops.

Oh.. then still ok lah. My current place can hear airplanes starting up... kind of get used to it after a while, just need to keep windows closed.

I thought they are planning to strip the air base hence why all the regeneration of the whole area and new "high-ish" rise condos?

Although I live slightly higher up north of Parc Esta and I dont hear any airplanes.

Seems like PE moved a significant number of units ytd after piermont grand launched, I stand corrected. Not sure if any other agent friends can share.

Yesterday’s actual sales I’m not sure but I do notice quite a few turn up at PE showflat.
As mentioned earlier, the PE agent shared with me a big family walked into the PE showflat on Friday and grab a total of 16 units of different sizes.

If only we could walk into any showflat and grab 16 units at one go haha!

Reminds me of a banker who bought all remaining units in a CCR project think 2 years back.

Bro, I usually not the type who will encourage anyone to buy during this period, especially on mega size projects.
But I must admit after visiting PE, especially the 2+S unit type, I admit I’m quite impressed with the layout, location, pricing, maintenance fee, condo facilities, full length unobstructed window panel, nearby amenities for this project.
My Wife was impressed too. I hardly seen her giving any positive comments on recent projects we visited. Haha. She belongs to those rather critical type.
You make your judgement call. I wish u all the best.

Haha thanks bro! I have been sitting on the fence the past year or so, and had missed some good opportunities, likely will make a commitment soon! I was too easily swayed by negative comments about the market and I watched too many property soul video haha, but the market for the properties I wanted- artra, stirling and PE never came down. Can only blame myself for not being decisive though.

But will still stay around to learn and make voices heard haha! Cos I am very interested in property and stocks analysis.

Some prices were raised for some stacks since 1 July alr. And that info of someone buying 16 units seems accurate, and on top of that I was told sales ytd was good.

I was also hoping price cut (honestly) in many other projects too like Artra and Stirling, end up price went up, Atra going TOP the prices are significantly higher, for Stirling the centre stack was really priced at a premium. I have only myself to blame haha!

No 16 units sold.

2 units were sold on Friday. Slightly more on Sat

Propertysoul is the worst blogger on Facebook. She has been shouting for collapsed property over 10 over years. And she also blocked out users who don't agree with her. Funny thing is there are people who pay for her talk. She is trash.

I was an avid audience watching it in 2018 haha every episode, just that I didn’t attend the paid seminars. It drove me to think prices at CCR can fall below $2000psf again given the avalanche of en bloc in CCR, so I waited and waited, just that it never come. Then, I stopped watching in early 2019. Our brain is really very powerful haha.

Powerful ones are the developers. They know us buyers are at the mercy of them so they can influence market prices by colluding and bidding high.

The reason why she is able to spread fear and make her followers believe price will plunge is because she uses a lot of statistic, graphs and figures which make her sounded very convincing. Her another stunt is to relate her day to day stories like buying durian la, her elevator story la to use them as analogy to paint a gloomy picture in property.

You can call me an outlier as I never took her word seriously.
Already said this many times, one can never talk up or talk down the property market. It’s driven by public sentiments.

The prices are controlled by govt because they determined the minimum price. Besides the stamp duty are pushing the prices higher and faster if everyone notices. The big supply should be able to sell as foreigners like China are buying big because of their protests. I think Hdb needs to stop building hdbs. There is an oversupply due to low birthrates.
