Grandeur park and Parc esta is about the same league in terms of accessibility, mrt, food etc.
I personally find grandeur park more conducive to stay compared to parc esta as D14 always has that Geylang stigma/crowd.
Grandeur park has good accessibility to jewel/airport, tons of mall in the east, near East Coast and Changi business centre. Parc esta on the other hand is nearer to city but the crowd there can be quite a big diversity. Not forgetting PE is a mega project and is slightly pricier than grandeur park (abt 100psf)
All in all, no need regret your decision as I don’t see any big disparity between the both. Each has its pros and cons.

Thanks for the inputs. This brings me to a question I always thought when I analyse; D14 and 15 are relatively nearby yet the great price disparity haha

For sure I have no regrets. Like you said pros and cons but I did feel I rushed my decision a little.

It's not a bad thing either as I also managed to escape the recent cooling measures.

I have always been more or a reader than a writer in these posts but thought I would chip in as I live in the Eunos area (euHabitat) and "was" looking to buy around the East to upsize my condo.

I personally don't think you can go too wrong buying PE. It's literally right next to Eunos MRT and it's one stop away from Paya Lebar. Yes Paya Lebar can still be classed as "Geylang" and there are lots of Pinoys around during the weekends but actually the expats love Eunos/PL/Aljunied/Geylang area. It's a good proximity away from CBD (not too close, not too far) and it's "lively" sector.

PE is also "close" to Joo Chiat as well and a "5-10" dollar taxi ride from Katong.

The quality of the showroom is top notch and one can hope this will be the case in real life. I myself wanted to buy PE but I rushed a little and bought Grandeur Park instead.

But yes, there are options around the area. The newly enbloc Eunos Mansion, Navian etc... EuHabitat as well :D

Are there many vacant apartments in Euhabitat? I walk past this condo sometimes and I usually see more darkened windows than lighted windows at this condo.

Well I live in euHabitat so location wise it's less attractive than PE in my opinion but generally like living in Eunos.

If you consider PE, there are lots of good eateries as it's walkabout distance (10 mins walk) to Joo Chiat and slightly further south Katong. If you are lazy like me, just Grab there for less than 10 dollar. Maybe 15 during peak times.

You got a new gym at Singpost. You got cinemas at Singpost, i12, and Parkway Parade. I also got a dog so I walk him around the park connectors etc...

I really cannot complain much about the area except there are lots of Malays are around the area (I'm not racist) and this has always been the issue with Eunos.

The windows are tinted so it may give you the illusion people are not home etc... For me, I hardly switch on my main lights and only keep on my side lights (more romantic) haha.

But generally speaking, most of the people staying in euHabitat are people renting. Lots of foreigners vs locals.

During my time in euHabitat I have seen people come and go but it does seem like it's quite easy for landlords to find new tenants. My block is right next to the PIE somemore...

But recently, most D15 new launch are more than 2kpsf to 2.5kpsf.
Thus, D16 became my second choice if I look for self stay, ard 1500psf and near Mrt.

In my previous post, I mentioned two major rejuvenation to look out for in the master plan 2019.
Jewel/T4/T5 and great southern waterfront.

I find D16 is accessible to many areas where massive jobs are created. It is a more family friendly district with good food, schools and Malls around. Also near East Coast which gives me a more positive vibes.

I visited Sims urban oasis, Parc esta and park place. All in D14 but vibes are different.

But I must add I wished I bought SUO that time..... haha..

For investment, I will go for park place.

How do you find the noise from PIE? I was concerned with the possible noise and dust from PIE for SUO as SUO is just beside the expressway.

I did exactly what u did; so this happened, I compared park place 2 bed 2 bath in 2018 the price was 2xxx psf and was a v small unit , my parents objected so when stirling launched I was looking st stack 25 2 bedroom it was also v small but about 17xx psf thus I didn’t buy, very recently the idea of buying came back, I went to take a look at parc esta 2 bedroom (it was 2 plus study on display) it was very pleasing.

Meanwhile, we looked at others like trever and Jadescape too.

Quantum wise, It isn’t too far away from park place 2 bedder 667/678sqft ard 1.3mil judging PP is located right smack next to 3 grade A office, PLQ Malls and a few nearby Malls with mrt circle line.

But since PP 2 bedder all sold, u probably have to go for PE.
Mega projects always turns me off due to stiff competition in rental.
My fren recently bought Stirling. So take your time to compare.
Just my 2 cents, Good luck in your house hunting.

My flat is facing directly the PIE but the windows are excellent. If the balcony door and windows are closed you can barely hear the traffic.

EuHabitat developers gave the PIE facing flats metal grills and blinds to cover the dust so for me surprisely not too bad.

I think PP 2018 phase 2 was 1.35m upwards.
One consideration was I prefer a standalone condo than an integrated development lol, not sure why; but that feel seems better.
And yes I also thought about the mega development but the other side is maintenance is cheap haha. Pros and cons! Glad to hear ur inputs really! All the best to u too.

At the time we looked at low, mid, high price ranges. Condos that stood out at the time were Tapestry, Grandeur Park, SUO and Seaside Residences. Naturally we went for the mid tier.


SUO didn't look so attractive to me also.

Haha same here. I visited seaside residence twice and really can’t convince myself to buy.
I also visited tapestry, riverfront but location was rather ulu.
They even prepared to give me a steep discount if I go for riverfront 5 bedder, cost ard slightly 2mil. But I rejected due to non ideal location.

Just curious grandeur park u bought how many bedder?

I went for a 4 bedder at Grandeur Park in the end. The close proximity to the MRT was the clincher for me. Initially I was looking for a 3 bedder but they were all sold out. I joined late to the party.

Go jewel/Airport just 2 mrt stops.
Go Changi City Point/expo/SUTD only 1 mrt stop.
Go Simei East Point Mall only 1 mrt stop.
Go Bedok Mall only 1 mrt stop.
Go Tampines Malls/Century Square/Tampines 1 only 2 mrt stops
Go PLQ only 4 mrt stops.
Go East Coast got the Thomson East Coast line

Easy access to good Bedok hawker food in Bedok market 58 and 85 like bar Chor mee and fried oyster egg, satay.

At 1500psf, What else to ask for? Hehe, don’t regret never buy PE lah.
Many ulu condos are already transacting at 13xx to 14xxpsf.
