Price increase????

Parc Esta is indeed going to increase prices soon. Usually Developers will give their max discounts to early birds in order to clear their financing and avoid interest costs. Once the initial threshold (usually 30-50%) is sold, price will steadily increase to achieve their target Average Selling Price (ASP).

another comment from an agent....... on so called price increase

Monitor the price of a specific unit in a specific block. tell us when it increase price. Dun give some overall, average increase BS. Developer releases more costly units (PSF wise) in the estate, of course prices will "increase" if you take average across earlier release and subsequent releases. Primary school maths

When I last checked in Sep-19, it is already so closed to 50% sold.

Thanks bro. Cul units launched are the new units being launched for the month?

The price is very stable. No increase/drop. Rumours have it that the increase will come after 18 nov. Should see it in Nov or Dec report.

92 units sold for month of Oct

From URA site, there were 912 caveats lodged till date.

Heard developers are increasing price 18 Nov, prices for this projects seems to be rather flattish for some time compared to other outskirts projects with multiple price increase till date.

With Sengkang Grand selling at almost same price as Parc Esta....PE is a no brainer in RCR and beside MRT + 1 stop away from PLQ

One word: NOISE

Very bad. Unlike Seng Kang where the mrt is underground and you are shielded from the train noise, train announcements and maintenance noises; At Parc Esta, you will have to hear all these train noises throughout the day and possibly night.

That's not all. The road is also very heavy and prone to heavy noise form heavy vehicles and motorcycles. There's also a lot of noise from the popular Mosque which is quite famous.

There's also a lack of a shopping mall with proper cinema.

The design imo is very average: No cantilevered or infinity pool, sky pool, sky gym, sky garden. No Function rooms at top levels.

Good attributes? Timber & Marble flooring?

The mrt is quite a good distant away from actual site.
After visiting both SF, it is definitely better off to buy Parc esta than SKG.

It’s a no brainer. The sales already speaks for itself.
