i stay macpherson area all my life so i really love this area hahah. can't imagine going to hougang/kovan area to begin with.

hmm his girlfriend is a property agent by profession. so far hes only mentioned that at the same budget as mine, they are able to get a 3bdr@14xx psf with Florence. And that a 3bdr has more potential for growth + easier to sell in the future.

The biggest concern when buying a mega project is competition in resale and rental.
So if one wants to buy a mega project, amenities like near mrt, malls, food are extremely impt.
PE entry price is about 200psf more than Florence, which I feel is still reasonable given one is RCR and the other OCR.
So betw PE and Florence, which one to buy should be pretty obvious.

2 cents.

I rem it's quite a distance from the train station for Florence.... They always say.... Property is all about location, location, location and.... Timing.

My opinion is that when you buy a place you need to know if you are buying for own stay or purely for investment. This is because there would be different consideration though some considerations would be the same. Most importantly is to enter at the right price and you must have exit strategy (in the event you need to sell). I also look at the developer to make sure that the developer has good track record (based on past projects).

Personally i like both Parc Esta and Florence Residences for different reasons.

It is usually not so clear cut. Do you think all people buying for own stay, doesn't hope for good capital appreciation and rentability at the same time? An investor would also hope that his unit is good for staying upon renting and selling to future buyers in the future.

For sure things are never clear cut but if one is forced to make a choice and choose one or the other, it does help in making your decision. It does make you sort out what is a must-have/need-to-have, or nice to have.

It is true that those who buy for own stay also hopes for capital appreciation (some may not admit but surely happy if it appreciates). However, they may not think so much on rentability because its a home which they tend to stay for a long period unless circumstances change. Having said that I also met people who are purely looking for a home which suits their lifestyle. So even if the property doesn't appreciate in a short period of time, it doesn't matter because after 30years it will be paid off. If you do sell your private property after 30yrs at the same price you paid for it now, it is still a cash in hand for retirement.

The reasons I like Parc Esta (for investment purposes):
- reputable developer;
- layout is good;
- near to payar lebar regional centre;
- good potential in the future because near to future payar lebar transformation.

Most importantly, the price is right - you will be paying outside central region pricing for a city fringe location. If Sengkang Grand has transacted at $1,8xx psf, I think its a no brainer if you are considering Parc Esta.

18 units sold in first week of Dec 2019 base on caveats lodged, and it’s sales are surprisingly better than other popular new launches in 2019 such as Avenue South (1) and Parc Clematis (10) for the first week of Dec 2019.

18 units sold in first week of Dec 2019 base on caveats lodged, and it’s sales are surprisingly better than other popular new launches in 2019 such as Avenue South (1) and Parc Clematis (10) for the first week of Dec 2019.

Bro, just a kind reminder, u better don’t say this else that usual few beh gan ones (especially those newly join this forum from edmw or those with dubious account) will accuse u r a property agent trying to push up price and sales.
They shamelessly turn a blind eye to all the examples presented here (claiming it’s just anecdotal, even when HPR saw 110+ Resales units transacted, poiz residence, NPR resales transacted in ura Site with majority of the units making a profit) and dare to make sweeping statement that property investment must be a lousy investment w/o considering facts that there are still some hidden gems around us that’s worth discussing and exploring. :D

Precisely the point. Some projects are seeing good sales/good profit due to reasonable entry price/location while some projects are set to fail with poor sales/making losses due to inferior location or high entry price from the beginning. Where got such thing as making dumb and sweeping statement saying that property investment is definitely a lousy investment w/o dyodd and in-depth analysis on each and every different projects. Then what’s the point of coming to this forum to discuss on different projects? If property investment is so straight forward, might as well stay at home and stare blindly at the property price index. Come here discuss for what?

Quite a healthy sales seen on Parc Esta on a monthly basis.

Quite a healthy sales seen on Parc Esta on a monthly basis.

Not only urban treasure, project like Antares are also not selling well. (Only about 8% sold).
These two obviously are located at a much inferior location compared to parc esta and PPR.
Besides that, the price for both urban treasure and Antares are not cheap either.

Upcoming development will be Sims Villa. Will be interesting to see what’s the launch price and sales volume be like.

Not only urban treasure, project like Antares are also set to fail. (Only about 8% sold I Guess).

Was it this developer with another project with 0 sales?

The boss still happily driving a rolls Royce lol.
