It is usually not so clear cut. Do you think all people buying for own stay, doesn't hope for good capital appreciation and rentability at the same time? An investor would also hope that his unit is good for staying upon renting and selling to future buyers in the future.
Many agents tend to ask this question so that they know what tactics to use to influence buyers. And when buyers can't seems to settle on either side, agents tend to think that the buyers are confused. The truth is, most of the time the buyers are greedy and want the best of everything.
The reasons I like Parc Esta (for investment purposes):
- reputable developer;
- layout is good;
- near to payar lebar regional centre;
- good potential in the future because near to future payar lebar transformation.
Most importantly, the price is right - you will be paying outside central region pricing for a city fringe location. If Sengkang Grand has transacted at $1,8xx psf, I think its a no brainer if you are considering Parc Esta.

Sales at PE seems to be consistently strong.
18 units sold in first week of Dec 2019 base on caveats lodged, and it’s sales are surprisingly better than other popular new launches in 2019 such as Avenue South (1) and Parc Clematis (10) for the first week of Dec 2019.
Bro, just a kind reminder, u better don’t say this else that few beh gan ones (especially those newly join this forum from edmw or those with dubious account) will accuse u r a property agent trying to push up price and sales.
They shamelessly turn a blind eye to all the examples presented here (claiming it’s just anecdotal, even when HPR saw 110+ units resales and poiz residence transacted in ura Site with almost all units making a profit) and dare to make sweeping statement that property investment must always be a bad investment w/o considering facts that there are still some hidden gems around us that’s worth discussing and exploring.![]()

For a balanced view point, there are projects that did better than PE- One Holland V (24 units sold and 50% sold) and there are 2019 new launch projects with zero sales for first week Dec.

On a side note, neighbouring district launch,Urban Treasure has 0 caveat lodge.
Quite a healthy sales seen on Parc Esta on a monthly basis.
Not only urban treasure, project like Antares are also set to fail. (Only about 8% sold I Guess).
These two obviously are located at a much inferior location compared to parc esta and PPR.
Besides that, the price for both urban treasure and Antares are not cheap either.
On a side note, neighbouring district launch,Urban Treasure has 0 caveat lodge.
