In here I’m using grandeur park 4 bedder as the closet example of 2 separate balconies vs Parc esta 1 big Long balcony.
Was wondering which layout would u guys choose?

Wow I like the 1st one, the 2 rooms has a jack n Jill toilet, quite nice.

But location no like haha

I also prefer the first layout for the same reason with private balcony in master.
3 toilets is impt (especially if u have at least 2 kids) in the morning when the family members all rushing to school/work.
Technically it also comes with a family room that can act as flexi purpose (small study area/room to put single bed/ utility storage purpose) unlike those utility room that’s always situated inside the kitchen. Space very well utilised imo.
The drawback is the first layout has a smaller living room area.

I'll go with 2nd layout. Prefer long balcony as in draw more light and wind. It feels more pleasant when you enter the house, hopefully when you wanna sell in future, the potential buyers will be attract to that. For 1st layout, good to have own balcony in master room but I prefer 1 bigger balcony over 2 smaller ones. And the sharing toilet is kinda troublesome to use as you always need to lock and unlock two doors every time.

The reason why I put up comparison betw these two layout is because I also face the same dilemma when choosing betw the two during my visit to different SF. Coincidently, since someone here has asked the same qns, might as well get some inputs, so he/she can also make informed choices.

Interestingly, jadescape also starts to move number of units.
I remember there’s some price discount/promotion given not too Long ago but when I look at November transaction for jadescape, it still hovers around 16xx to 17xxpsf leh.

Didn’t quite see much price difference. Anyone can confirm?

You are looking at 4 bedders new launch? One question to ask, why wouldn't you want to consider landed? Or you are already living in landed?

So I Guess both layouts have their own group of supporters.

Just Sold off my landed in 2017. Stayed there for about 10years.
Looking at 4/5 bedder single floor unit (not those duplex ones), easier for aging parents at least no need do a lot of climbing and pest issue.

Been there before and have no crave to move back to one unless I have a very huge family OR I can afford a GCB with own pool, tennis court, butler and driver. I'm dreaming...

Lol I poor ses, can’t afford GCB.
When staying landed that time, parents have to drive their own car to get food, groceries.
Since they are Aging, they prefer amenities/mrt/market/food centre at doorsteps for convenience. As they aged with failing eyesight, don’t think it’s also safe for them to drive around.
So ya, not going back for landed again.

Good read, pretty unbiased review.
This stacked homes caught my eye with their recent reviews of condo, v comprehensive.

Just thought it would score higher in the field of transport links and surrounding amenities to 4.5/5 instead of 4/5. But it seems like an unbiased article. Noticed previously SKG scores v high in all areas totalling 90%

Hi guys, came across this thread. am also considering PE vs jadescape as the latter is giving out discounts now. for PE the prices have increased 40-50k since launch? probably since Nov 2019? for 1 br the cheapest is in mid 800k which is the same for the two projects. any views on the unit comparisons based on PE increase (units are around 1.8psf now) vs JS discounts?

comparing locations JS seems better (as i stay along red line) but am concerned of cap gain appreciation for both due to their locations (PE near the market/ mosque)
