Water leak issue will be fixed by MCST.
Interestingly, I’ve never seen/heard of anyone staying in condo penthouse complain hot. Mainly from HDB top floor only. Anyone knows why ?
Not true, both hdb or Condo top floor have heat issue. When you are at lower block part of the day you are being shield by the nearby blocks not so bad. Maybe because for condo you paid so much got penthouse already cannot complain ma

MCST fix the leak. But if damage anything in house, they cover also?

I think usually penthouse higher ceiling, and air is a poor conductor of heat, while convection current let hot air rise, so probably not so hot because of that.

Also depends on how well they do the insulation at the ceiling.

it really depends, infact, many top floor units don't have heat issues from my personal experience. My in-laws been staying top floor HDB for decades, i never noticed any heat issues. A west facing unit however or a West facing top floors are the scariest ones.

Likelihood of HDB being hot should be lower I guess, with more and more installations of solar panels on the HDB rooftops as SG goes green. I foresee one day, we will have 100% of HDBs with solar panels on top, allowing SG to significantly lower its carbon footprint.

I agree with Senayan. My friends, a couple with combine income of $16,000 and an annual package more than $260k cannot get more than $1mil due to MSR. This is despite both having assets of more than $1mil in equities with DBS treasures and SC priority. I think there are some rules set by government or HDB for EC. I think they can easily get more than $1mil mortgage loan for private condo. In the end, they decided not to buy a 4 bedroom ($1.6mil) EC due to the upfront commitment (probably have to sell away their shares to boost up the upfront downpayment).

Such profile should not congest with this EC group.
Should jitao go for condo. With TDSR at 60% is easier to pass this assessment test.

I’m saying that one needs to also have property as part of their portfolio not just stocks. Moreover, EC is meant for own stay, ppl need a roof over their heads too.

It is much harder to pick good stocks than to pick good properties. Those who do really well in stocks can easily afford a condo. Problem for many is that they live in hdb, invest in stocks but don’t make money from stocks. EC will be a better route for them.

Of course, the best is to huat in both stocks, crypto & properties ! (Not a recommendation to invest in anything)

No need to sell away the shares. Take a loan using the shares as collateral. This was what I did to pay for my downpayment. Both Treasures & SC priority can do that. Interest rate for SC priority (Non AI) is 1.3pct + 1 month sibor

There are various legal ways to increase your loan limit beyond MSR/TDSR like show funds or term deposits with banks.
Just speak to a mortgage banker…

This is considered above expectations or just normal?
Think quite similar to Parc Canberra which was 64% sold on launch day. Seems well received. Previous launches like Provence was 53% and Parc Central was 59%. Ola was only 30% but it was when restrictions in gatherings started to kick in.

We wanted views of the landed enclave. Stack 07 is the only stack of 4/5 bedder for those views, the higher the better. It’s also further in far from yck road noise with the 3 storey clubhouse below and the public park after.

Premium from the level below is just 62k, which I found reasonable for a higher level and 172sqft of void space, will definitely feel more spacious. It’s not a need but a lifestyle choice.

I’ll enjoy the penthouse and if it decide to sell in the future, I have no doubt it will be a profitable transaction. Good luck to all remaining potential neighbours!

congrats! i personally believe this is the best unit in this project for 4br
