Understand from my agent that tomorrow onwards all the unit will be priced at DPS price. Meaning all unit will up 3%. Congrats all who got a unit ytd.
lol! Sooner or later as you increase 3% slowly, there will be like 15% increase in a year

Unblocked views are exclusive. Not every unit in the development will have access to this view. Everyone can have pool view when they walk down to the pool ;)
Not true, same as penthouse, so called unblock view only attract to minority grp of buyer. And you don't need everyone to like it. You want unblock view you can buy hdb high floor to get such a view. Pool view is exclusively for condo/ec. You can see the bigger unit 4 or 5 bedder(mainly for homestay) are inner/pool facing. Eg Parc esta, penrose, ola, Parc central, provence
Owner are more willing to pay a premium for pool view

For those smaller unit usually usually are facing outside for unblock/further view

No la. I think price can go up one. If they bother about MSR, they won’t price those 5 bedder $2mil already. Unless your pay is $15,000 and get 12 month bonus, I think a bit difficult to borrow $1.5 mil.

Agree, you see those 2M penthouse unit. Based on income ceiling max max also can loan 1.2 million. Means the downpayment is easily 800k. Talk simi MSR.

Parc Greenwich is permanent unblocked view of the landed enclave to the south, you can hardly find such views in Singapore. Pool views are available in every condo with a pool.

2nd timer also can choose NPS mah. It is not just for 1st timer. Aiya, levy just take it as donation to government la. I presume they desperate because many of their investments in Singapore companies are not doing well. Those who have first BTO would have made $$$ anyway. Take it as return a debt. Last time no need any levy because price of HDB is dirt cheap. Next time become $1mil, then give u $100k levy and eventually take back even more money. 😆
Most of cash in either shares, corporate bonds investment or HDB at the moment. 😁

It's true it's ok to return some profits to govt.

But with the new MOE last minute kind of ruling on merging of both phase 2As as well as reducing the places, having a HDB within 2km of our choiced school suddenly goes up in importance.

The choice school was not just because of alumni, but because of certainty. Additionally, as kids are both genders, I also want a mixed primary school.

PGW unfortunately was just quite a few blocks away from the 2km cut off. The cut off happened at the last few buildings of Topiary.

For stack 07, have to take note it's not 180 degrees view. About 120 degrees++ I guess, due to high HDB blocks.

Still better than the other 4 bedders though.

So far Phase 2A is guaranteed last few years. And even with reduction in Phase 2A vacancies, by probability should still be able to get.

But worry on govt last min changes yet again (won't be surprised) because for my kid, 2024 will be P1.

Regardless of size, stacks with views were sold out first in the few hours (STACK 07, 08, 11, 12, 15, 16, 24). Need a good ballot number below 100-150 to even stand a chance.

Followed by stacks with partial views (STACK 23, 03, 04, 10).

After that it was quite evenly sold with preference for larger units (3+1, 4, 5 bedders).

I was monitoring it every hour yesterday :).
One more detail which you might find interesting... STACK 07 (4bedder), 08 (3+1), 24 (3 bedder) were the first to be gone. So if your ballot was not within 40~, no chance. Strangely, these are not best view 180degree stacks. After those were sold, then followed by STACK 11, 12, 15, 16 (all 180 degrees views facing yck road).

So it seems buyers wanted the landed enclave views, but will sacrifice some degree of views to be a bit further away from the yck road.

Lesser degree probably also blocks some sun from the east and west

Yes wondering the same. 17 and 18 are very similar even in price I believe. Except 18 is a corner/end and 17 is a middle unit, maybe makes a diff. Btw we will be neighbours! Same block, diff stack/level!
Agent advised 18 over 17 cos the right side got no block, so back of the unit will be "brighter" (cos is not an enclosed "square" like 17/20/22/23)..moreover price same and number nicer 🤣
He also advised against 19 despite it being cheaper cos facing kids pool

I am actually quite surprised the lower levels of stack 7 are sold early too. The view like not fantastic from those levels leh. Plus likely quite noisy from the bbq sessions.

Lower stack 7 are the cheapest 4 bed in the project. facing bbq pit and badminton court. from 08 onwards priced significantly higher

Stack 7, levels 6 and above may still enjoy some landed view. Below that, facing clubhouse the units are going for v cheap, 11xxpsf only.

Yea, I noticed they are the cheapest. Guess the buyers like the 4br layout and don’t mind the lack of views plus noise. I think level 7 is a value buy though. Price has not jumped significantly and got landed view. That unit was sold very early.

Yup, I agree. I meant even lower levels like 1-5. The psf is tempting but I personally wouldn’t consider them. Good buy for those who don’t mind the view :)

Yes. That was my first choice unit, taken early on! Then the levels 9 and above went fast leaving 8 strangely. But that too was gone before my q no 10X. So took 2nd choice unit at stack 19.
