I see no more 5 bedders available and sold out at day 1 and more than 170 units of 3 bedders still available.

Not everyone is price conscious or pool loving like you. I removed all my biased and look at how sales actually went. I look at facts and sales numbers only, but you refuse to believe the facts displayed before you.

4bedder PH too. Should be able to look at your unit at the balcony. 😂 wanted to be your next door neighbor as Hdb opp is only #13.

when choosing the unit, my agent said “if no preference always choose the unit most people take! That is what people will be looking for when is MOP”

Min $1,200psf. More ex than the nearby fresh resale PCs developed UOL, Frasers, CDL etc! (y):D ㊗️

I think new launch EC with 3 year construction + 5 year MOP got some hidden benefits that we are not aware of? Congrats! :D
To be honest, I will not consider resale private condo because of the following
(1) it is more expensive. For example we take La Fiesta vs The Vales (nearest EC to Compass One). La Fiesta is selling at $1300psf whereas The Vales will probably go for $1150psf.
(2) Quality living. Ppl would have said aiya! Only $150psf more. I take private condo. But let’s not forget, the layout and psf of La Fiesta is quite bad. 3 bedder 800+ soft, 4 bedder 1000sqft. Some rooms cannot even fit a queen size bed. Even use as study room also cramp. You want?
(3) As we work from home, we need more quality space at home hence that is why sometimes I feel HDB is better because of space. It is not like last time where we probably spend holidays overseas. Or sometimes drive to Malaysia to idle for a few days. Now is more like you are stuck between home and office. When you clear leave, you are stuck at home. Want to stay home also in a tiny space, then what is the point?
(4) Lastly, what is the difference between 99 years EC and 99 years condo? Same la. Some will tell me. Oh! Condo got no restrictions to sell to foreigners mah. Please lor, where got foreigners comes Singapore to buy private property in ulu part of SG? If your condo is in Sengkang, Punggol, Tampines, Woodlands, Sembawang, no foreigners will buy one la. No need to think so much. It is like Malaysia. Will Singaporean, Korean, Chinese, Japanese buy property in Kedah, Perlis, Pahang for investment? Lol! You know the answer right?
Sometimes I speak to some friends. They say they die die wont buy EC because they feel they are paying first owner too much and let them earn too much. But sometimes no choice one la. If you want quality living, EC really have better layout and usable space. If you think EC sucks, then the layout of some condo is worst. Doesn’t make sense. In long term, developer know that EC can outsell Condo due to new normal hence they aggressive bid for the land price. If you want to buy non EC, then aim for for CCR, OCR. Don’t whack the ulu area. If you are aiming to buy EC purely for investment, don’t la. I watched one of the video posted and I totally agree. Why settle for small gain when some unit trust can give you 9-10% returns yearly? But as a roof with possibility of appreciation, yes of course

My ballot luck very suay. Only got mid 400 queue number. Luckily still managed to book a 3 bedder at stack 25 high floor. Hopefully it is not fully blocked by the bto opposite and won't get too hot due to the afternoon sun

The rubbish collection centre is at basement, near to the 2bedder block. Those who bought units from that block and drive, will they be affected by the smell when they return home?

I heard all the rubbish from other blocks will be collected and moved to that central spot for collection

My ballot luck very suay. Only got mid 400 queue number. Luckily still managed to book a 3 bedder at stack 25 high floor. Hopefully it is not fully blocked by the bto opposite and won't get too hot due to the afternoon sun
we were lucky, Q below 150.. when it was our turn, stack 7 almost all gone & we were very surprised nobody took 3 bedder at all.. think only spotted 1 smallest 3 bedder (958sqf) sold..

Two good choices u made, first to buy the best biggest unit available, the view is priceless. Second is to ignore the old troll, the sales figure speaks for themselves, just let these old experts blurt out what they want, most of these green eyed monster no money waiting on the sideline waiting for property prices to crash lol.

Mine also mid 400 but 2nd timer, didn't manage to get a unit as quota is up

Good point. I didn’t ask agent about the exact location.. only know it’s at basement.

It was listed in the brochure. rubbish truck will come often to clear rubbish and may pollute the air during collection time... Pests will congregate there too

we were lucky, Q below 150.. when it was our turn, stack 7 almost all gone & we were very surprised nobody took 3 bedder at all.. think only spotted 1 smallest 3 bedder (958sqf) sold..
We had stack 24 (3 bedder 958sqf) as our first choice because of the unblocked view. But I think they were fully taken in the morning. When our turn to choose the unit (around 4.30pm), there were many 3 bedders remaining. I remember stack 13 all units are available. Stack 1 & 2 also have many available units.

I would say:

(1) HDB (includes everything from 5 room, executive. jumbo. maisonette, terrace) for space but price will drop due to restrictions from government. I remembered one of my friend bought a landed terrace at some ulu place in seletar when the lease left 10 years. It is subjected by rules. As lease runs down, potentially will drop further.
(2) EC for space + facilities. First 5-10 years subjected by rules. After 10 years is like private. Value got chance to go up
(3) Condo for the high end facilities. Little rules but still affected by government policy. Personally I won't buy to live in it but more to rent out.

I would say depends on what you want la. This is me. When I was youngster, I want a bigger place. We had a study room, a theatre. No need to squeeze with other ppl in cinema and have personal space. As I aged and preparing for retirement, I prefer slightly smaller place (no need to clean up like mad) but maybe accessible facilities like pool and gym. Also nearer to healthcare facilities etc. When I retire, probably travel around the world and come back a few times a year (provided no pandemic, endemic or whatever you call it)

Good points mentioned. Unit layouts remain very important when comparing between projects, especially in the consideration of ownstay.

However, doesnt mean that EC means possibly better layout than PC, case in point Parc Central Residences EC 3BR compact has a bad 3rd Bedroom layout, compared to Alps Residences next door. In fact, with URA’s ruling of avg 85sqm in OCR, we are seeing a general improvement in unit sizes and PC developers have been generally focusing on efficient and squarish layouts (ie. Clavon, Landmark, Penrose, Verdale, Forett, Bartley Vue, Sengkang Grand and many more).

One of the main reason for the price gap of ~200 psf is also due to La Fiesta being opposite SK MRT and closer proximity to Compassone, which will definitely hold an edge over The Vales. It is also true that D19 has little foreign buyers over the past decade, more so during this covid era (data below) (https://stackedhomes.com/editorial/how-many-foreigners-are-really-buying-properties-in-singapore/)

As to EC overtaking PC as a general trend, that would be interesting as it has never happened before (data below), and extrapolating a transient 1 + yr covid trend to a many decades future is questionable. Will WFH remain in the long term is truly hard to predict. If so, the govt might have to return to drawing board and reconsider its live-work-play strategy. On the point of bullish EC bids (Ie. Tengah and Tampines St 62, I would tag it to the situation of depleted unsold inventory (16xxx units thereabout) and the seller’s market. We are seeing the same for PC bids, especially for AMK Ave 1,Lentor Central and Tanah Merah Kechil, hence I would not say its exclusive to EC market.

I just happened to looked at the updates availability chart and noticed that the price have revised and is all now 3% higher. Congrats to all buyer we got 3% paper just 3 days 😂
where did you see this updates availability chart? can share?
