Anyway, just found out today that there are many shuttle buses from Sembawang Shopping Centre to Woodlands, Sembawang and Yishun. One of them stops at Blk 326 Sembawant Crescent, which is opposite of Parc Life. Frequency is 20 minutes from 10am to 10pm.

After waiting for 20 minutes you board the shuttle, how long does it take you to the nearest MRT?

I didn't try it so i am not sure. The trip has 5 stops including to the MRT station. I'm not sure if it's ok to just take it from Blk 326 to the Sembawang MRT station. Check out the Sembawang route from here

So its total 30 minutes. With some walking say 5 mins. And sembawang to city hall (for easy comparison sake) by MRT? Add them up together?

I dont think i enjoy wasting time, wasting life like that.

I rest my case.
Maybe you shouldn't be looking in the North

I'm talking abt e SHUTTLE bus to SSC, sembawang shopping ctr. What u mean by mrt to city hall?

If u r referring to FEEDER bus, unlikely ppl will wait for it. Walking to mrt tks ard 7 to 8 mins only.

Don't understand why are there ppl who don't even bother to find out where is the proj and express int? U mean ppl will simply buy an ec that cost 700k when one doesn't even know the location or do basic research?

Since I'm on the Parc Life thread, I felt the need to voice out the PMI (plus, minus, interesting) points about it:

Plus:
1) within reasonable walking distance from Sembawang MRT
2) reasonably priced despite the high land bid price
3) close to community centre, NPC, Sun Plaza
4) reputable developer

Minus:
1) rather close to Sembawang airbase
2) probably surrounded by light industrial buildings - may affect resale
3) near many HDB blocks
4) entrance/exit only at Sembawang Crescent which may have heavy traffic flow

Interesting (could sway either way):
1) open feeling for west-facing units VS heat from west-sun
2) next to park - depends on preference
3) light industrial area - depends on preference and needs

Prospective buyers, please do your research before you put down your hard-earned money.

The airbase is mainly used by helicopters though I think runway is big enough for planes too.

As for HDB, don't see why it's minus. Probably it limits the high side of the sale but definitely it doesn't lower the resale price. For those who feel they can't live near HDB after paying so much, they should probably find a project that meets their needs. It's the best for everyone.

I don't think I want to comment on the entrance. Basically there are only 2 choices and there are many projects with entrances on busy roads. And for industrial, I'm still kiv. Will live in PL and have a feel of the impact

Like to share that PL developer said they upgrade to low heat emission glass for the window to keep the rooms cool.

Er... I think it's quite normal to have adjacent units to be quite close to one another? Should the question be if the opposite blocks too near for comfort?

By the way, all units are also entitled to have the Yale YDM4109 digital door lock right? That's what the agent informed me
