Just to add another 2 cents' worth:

Brownstone is likely the only EC so close to an MRT station. It's true that it is nowhere near primary schools, but your kids will benefit from the proximity advantages later on in secondary school and afterwards. Parc Life is fair bit farther from the MRT station, but still walkable.

I understand the compromise that has to be made, but that is a really tough decision. To help you feel better, the MSCP at Brownstone would have been the biggest inconvenience for a daily driver like me.
Haha, thanks. I do think MSCP is a minus point. Even my hdb now has MSCP that links my block with shelter. It's quite important I feel as I have to maneuver with 2 kids, bags for baby gear and shopping bags. If it's raining, it would make it worse...

If they are in secondary school, they should be fine doing the travel. It's when they are in primary school and we are both working elsewhere...

Hi all,

I didn't expect to receive PMs from you. If so, I would have made the announcement here earlier.

The unit I let go is #05-13. I don't think it's in my hands now as I have collected the refund from CDL and just send the cheque to OCBC cancellation of the LO. Why I chose this unit is because it has a north-south facing and unblocked view to park opposite where all the landed properties and shophouses are. It was the highest I can find from the block. It's near the entrance. This is also why I decided to sign the OTP straight once I realized I could at least get the 5th floor.

Ya, there are many pros and cons to consider. At the end of the day, I am upgrading for the benefits of the entire family, not for 1 or 2 members. I find the Brownstone unit I chose is too small (85 sqm) and now with Parc Life, I got a 99sqm at 763psf instead of 800psf. Though the quality is assured and distance is really close, I opted for the space and proximity to the primary school. I know my wife would try for Canberra primary school but I am happy if my kids could get into Sembawang primary school. Then my helper can fetch them to and fro school. They can use the facilities in PL after school or go to the Sembawang public library with helper. Take a bus back if tired or raining. My wife likes the idea of the CC opposite Sky Park. It's "almost" like the Sports Hub opposite Visionaire.

After I am done with the S&P, I would probably have to start looking for nearby childcare centres for my 2 younger kids. I don't think I want to go through the roller coaster ride of changing ECs again...

I second that. It's a good decision. All those factors you listed definitely support your choice of Parc Life. The financial penalty will have negligible impact because happiness for the family is priceless :s13:

Is there such a group? I signed up for a 4 beder at Parc life.
Currently thinking of who and which bank to loan? Dbs 1.8 is high, for me..

I think they will assess how much they can loan u based on a higher interest rate.. If 1.8 percent is too high.... I think you might not get the loan u need..

Looking at Maybank, 1 free repricing, 3PC savings rate upon approval , t n c applies, so as to cover the bank interests, every bit counts.

I am applying for OCBC loan again, at about 1.8%... I haven't got confirmation so I won't comment much.

You can try propertyguru mortgage tool (propertyguru.com.sg/mortgage/home-loan. Sorry, can't post links/image as I am still new) which compare a list of products. Please don't depend on it wholeheartedly. Use it as a reference and do study the details. The trick is usually in the fine print.

last update is they sold 100 units till now, the discount is still 4%.
I think this could be a ideal development, as its near MRT, however most of the units are facing west.
any view for Parc life?

Pros:
Cheap psf depending on which stack u looking at... near police post n community centre, walking distance or buses to two shopping centres, quiet area, lovely layout especially verandah, fraser as developer and buses to many food areas.
Cons:
Park looks cui... but got many swings and bball court
Need to cut through hdb blocks for shortest distance to mrt
Behind is all b1 industrial area (but is super atas kind with rooftop garden n pool)

It's quite a good catch if only there is not so much competition within such a short period. The rest of the ecs have too many cons imo.

I compare 97 sqm against Criteron, both price range is about the same, but parc life is closer to MRT, locate between two shopping center. but heavier human concentration.
whereas Criteron is more quiet, near to reservoir, yishun dam. not too much amenities near by.
both CDL and Faser are more established developer.
actually i not really concern about the park, i think its a good buffer between the industrial area and the development.

Don't think most units facing west... There are still north south facing units and units with unblocked views to outside. Developer is treating those units facing west, pool and the 2nd park as the hot selling units. To me, it's the unblocked view at high floor that is the main catch. Too bad is facing west. The industrial building is at most to 5 floor but the height of each floor I am not sure.

If you look at squarefoot.com.sg/market-watch/executive-condominium, you can see Parc Life prices now at 4-5% discount is still competitive.

The reasons why i didnt choose brownstone are:
1. More exp psf
2. Not much choice units left.
3. Too near to mrt track, too noisy
4. Not much amenities as of now

You certainly have to look at all the available ones and rank or shortlist them according to your needs and budget.
