Hi,

also considering this ec, can advise us on the discount ?
My post count still too low for pm.
Thanks

Wow. Great to know there are more potential buyers for PARC life! :s22: Sad to mention, the 8k discount referral promotion is no longer valid last updated by my agent. Ceased during October.

I bought a Verandah unit :s13:

Hi guys!

Interested buyer for Parc Life here. :D

Would like to know how many % of the units are sold. I am intending to buy a 3br unit. Problem is me and wifey CPF is insufficient (have to top up a sizeable amount in cash). Hence was thinking if there will still be units left if we were to buy a unit... say later in the year (Q2-Q3)? This will allow us to chalk up more cpf savings.

Also, will there be any CNY promo for parc life ah? :s13:
Current promotion is just the smart home appliances or shopping vouchers.

Any advise will be greatly appreciated! :D

You can monitor the sales from URA: https://www.ura.gov.sg/realEstateIIWeb/transaction/search.action

Just search Parc Life

Yup thanks! Went URA to search too. 155 units sold now. Thats about ?25% i guess. Not very fast moving imho.

Thats why thinking if i can hold on a little longer and see if any good promotion will come along (esp when cny is coming up).

Funny how my agent keep telling me that discount maybe further reduced. Sounds like they are desperate to close. :p

Don't expect much discounts. No EC has offered anything last CNY despite the supply. Like buying air ticket, the price will go up as supply dwindle and closer to TOP. Using cash to pay for the property is not a bad thing. If you sell your house, you have to refund the the principal amount used from the CPF and the accrued interest into your respective OA. And the longer you wait, the desired unit may not be available when you want to get it.

Wow. Great choice! I was originally looking at viva 3br at stack 35/34/39/38. However the more i look at it. The more disturbed i am over the future utitlity building in the south of PL.
hence im more inclined towards stack 24 or 27. But these two stacks come with a higher price tag as well. :s13:

Hahahahah. Im sure there are more interested buyers like us waiting for the price to inch down abit more before going for it. Hahahaha

I'm not sure if there'll be further discounts. I signed on the launch day and the agent assured me that there won't be further discount. I think it's a 50-50 chance. It's my first big purchase as well, so learning as it goes.

If there's no CNY promotion, then I can only say they are very confident about the project. The sales are moving slowly but consistently. I remembered after half a year, the discount reduced by 1 percent. So I would expect April to reduce by another 1 percent. But it could be based on number of units sold, rather than timing. I saw SkyPark had a CNY promotion of $40,000 before but that worked out to be 5 percent.

I think the moment they announced that they will reduce discount by 1 percent, there will be panic buy. So in the end, when it's close to TOP, it is still around the max discount of 5 percent. I could be wrong though.

Anyway, buy within your means. But if you are really desperate, then have a good talk with the banker on how they can help to close the deal.

Thanks for all the input guys! This is our first housing purchase as well for me and wifey so we are pretty excited. Hehehee.

Would like to ask if anyone has gotten a PL unit with DPS at NPS price? Saw some projects been marketted as such.

What are the implications? Cuz it seems to me that having DPS at NPS price allows the couple to generate more savings before starting on their monthly repayment (could be ideal for me and wifey)

I think the utility building will look something like the one in the middle of Woodlands Avenue 12. To meet the needs of the industrial around. If high floor, maybe still unblock. I believe the whole idea is limited visibility to the airfield.

Anyway, the roads are wide and it's better than facing a direct block.

Haha, I didn't choose these blocks in the end as well. I went for vista layout with 3 toilets

I guess it's the interest rates on a larger principal amount. Just talk to all Bankers to see what they can offer. Sometimes the loan amount you can get is more than what you expected.

I signed the OTP in April and the S&P in June. CPF activated in November. First bank instalment in this month (so now it's more than 20 percent completion but I haven't confirmed the actual status).

Not sure how much you are short in cpf. Should be able to be topped up by cash or the bank loans. Should be fine to wait and see since the sales are not that fast that you can't monitor. You have to decide at what point to enter as the discount will obviously affect the selling price. If you can give up 1 or 2 percent discount, then you can wait for another year. That's how I see it

I will advise getting a bto Hdb first. After both of your combined salary hit above $12k, then get a EC more comfortable for your finance...
