Btw, found 3 bus services that run on the bus stop, B58379, nearest to Parc Life: 859B, 859 and 962.
859B is from the Sembawang interchange. Think it's the 2nd stop. So on rainy days or when you are carrying a lot of stuff from shopping. You can take the bus.

Opposite will be bus stop B58371. Bus services are 859A, 859 and 962. 859A will end in Sembawang interchange after 1 stop.

For 859, it travels from Yishun interchange to Sembawang interchange and for 962 from Woodlands interchange to Sembawang interchange.
That's what attracted me to PL. When I'm lazy or when it rains, still have option to take the bus.

so far haven't come across project which intentionally design units to directly face west sun like the verandah units in parc life.

and fraser marketing it as so special with full park view. as if the low-E glass will solve all the west sun issue. you just need to touch the low-E glass inside the show flat to few the heat. and it's with full blast all day aircon. imagine in your normal house without full day aircon what it'll be like.

besides the west sun facing balconies will be toast, and useless except to fry egg on it
I think some units in Greenwich along Yio Chu Kang road are facing West and they have the same visual control screen. I believe there are many HDB units that get West sun too. It's only that they don't have the visual control screen and special glass installed to minimize the effects.

I have stayed in a HDB unit with West facing before. I would say the hot sun doesn't come round the whole year but when it's there, it's really hot. I am not sure the effects of the above mentioned features. Perhaps if you have friends staying in Greenwich, you might get a taste but remember to pick a right time of the year.

There is also a factor of being blocked by other buildings. I guess the industrial buildings will block some of the West sun. That's why the visual control screen is from 13th floor onwards. If the developer is right, then units below or mid floor could be blocked.

If they have built a row of units that faced inside only, right in front of the swimming pool, I think the sales would have been very good. Privacy cum no West sun

I don't quite understand the privacy issue of the pool. There are 2 rows of trees and bushes, I hope, beside the pool that may block some views from low floor. Streetdirectory.com gives a good idea of the facing of the BTO blocks 365B & 365C and existing block 324. So that leaves us the industrial buildings Nordcom 2 and Proxima but that would only for daytime and during the weekdays. At night, there shouldn't be any concern of others knowing you are swimming or "moon tan". Besides, they have their own swimming pools.

If you are concerned about park users watching the pool, get security or neighbourhood police. After a few patrols or checking of ICs, I think such viewing will be reduced.

There are also other pools available. If you don't like to be too exposed, then go there. When you feel like a workout, then go to the long pool.

In fact, I feel those pools surrounded by units within the same project are more closely monitored and at the comfort of being at home.

Yes after construction completes the construction workers will leave.

But the industrials will continue to employ workers. And where do they stay but the opposite HDB blocks? And their pass time after work = Canberra park with full pool view. :s22:

Whether there will be workers pass their time after work at Canberra park with full pool view no one will know. eg trees block or workers return to dormitories or even in their HDB. But what i i know is that people of all races and creed use park just like in Punggol waterway and they dont have to be workers. But even then what is wrong? Even in Condos when you swim people also look at you from all units that is if you are sexy..they may even take a snap shot from their balcony. If you really want privacy I advise you to buy landed with trees surrounding then you have no priving eyes looking at your distractive gigantic or giant melon boobs. Therefore maybe some may be soooo concerned especially with workers whom some are sooo xenophobically or workerphobically concerned. For me i have no gigantic boobs to show so I am not too concern. I think people in general including workers also mind their own business. Now people all can talk cock over the net to discuss implications of choosing Parc Life. But what truely transpire no body knows because it is not a done up unit yet. Epic failure will only materialize when the unit is up and people can see actually what happens. For folks that chooses Parc Life they have their own reasons. And to many Singaporeans i am safe to say they are not too concerned about how people look at them when they play with water if not there will be no Water theme parks like wild wild wet etc in Singapore and all condos have to close down including Visionaire because there are 600 over units looking at you swim from different levels.....Well at least for people in Parc Life, those resident who sit on the balcony can be distracted by activities at Canberra Park instead of just focusing on the pool like most condo development. To each his own and Live and let live.

Therefore my advise still remains that if you are too worried on things buy resale and not new. Resale is what you see is what you get. if you cannot accept what you see then dont buy. As for us who buy from developer new...even how good the project is projected to be...it is still a risk. Just like Pasir Ris One. So much potential but when TOP...OMG!!!!

Actually what is the purpose of the visual control screen (the concrete panels) that to be installed on the west facing units 13th floor onwards? Like the top floor with high ceiling with glass balcony, but the concerns is the visual control screen which limit the unblocked view and also the heat from the ceiling becoz its top floor. Anyone can advise?

The visual control screen (VCS) is a requirement for units facing the Airbase for 13th floor and above to limit direct visual to sensitive grounds. Because of the CON(s) done by the VCS, you can see the developer mitigated by having no price increase of the floors of the affected units except for the 15th floor of extra air space (high ceiling).

Very weird, the air base is at the south, the views from the west facing units are suppose to be blocked by the stack 35, 37 and 39. Moreover the south facing units and those facing Skypark are also affected by such "requirement", but there is not vcs? Is this the developer/agent explained, sounds like bull ****.

Huttons agent inappropriate use of words to slam potential buyer

Just want to share my experience I had with H prop agent when I am going to buy a unit in Parc Life. As my situation of my current flat not able to sell off due to MOP issue, I ask the agent to seek approval of acceptance of my case to FCL before I place deposit. Anyhow I got rejected. Hence both me and my Husband looked around for other property since we can't buy at Parc life. To cut story short, just two days ago I received a text from the agent saying that FCL suddenly,y agree to take up my case and keep pushing me and hubby to submit cheque. Like really pushy. By then both me and hubby already placed deposit at Northpark residence hence I rejected her but thanks for her effort. I am surprised by what she wrote in her text, saying that I SHOULD BE GRATEFUL THAT I CAN BUY EC.

I 'suan' her back saying that 'ohh I thought you said I don't have money to buy EC, hence I should be grateful'...

The whole texting not a word of apology. But it's ok thanks to her I made up my mind firmly that PL is not for me. Yishun is still a better developed town I still prefer to live in (my two cents worth). Tips: Check out URA master plan for assessment of the area you are investing.

Attached screenshot between me and her, I leave the rest of the members out as they are innocent. Seriously, from the way u said as if I am desperately to beg u to offer me the EC u are selling. U think I don't have money is it?! I'm sorry I rather have the other sincere agents to earn my commission who is more professional in dealing with potential customers like me.

Northpark is a PTE condo so it is not subsidized and it is meant for people who either cannot qaulify for EC due to certain reasons or do not want to be restricted by the many HDB rules on EC for the 1st 5 to 10 years. Location wise Northpark is more central and right at the town centre. It appeals to some people due to convenience but others may find it too crowded.

Forget the agent. Some of them forget they are simply salespersons working with people to earn their money.
