PL increased pricing by about 6% recently after they halted sales... So highest might reach close to 900psf for good facing and high floors.. Those who bought earlier with 5% discount really worth it !!

Different location one in sengkang nearer to town one in ulu industry area and price wanna match town price ..bit too much la..launch price at 600 to 700 now almost 1000 psf ..How to fight with the first mover when comes to rent and sell..the location frankly not idea..that's why many choose Rivercove..

Is located next to industrial area..Price is super expensive no worth to buy now..How you going to compete with those bought at low wh3n u wanna sell? U really think private price is up? In fact all resell private still low..If wanna buy ec might as well buy private as the price not much different now..at least can flip after 3 years ec need to wait 10 years ...and Loan only take in 30% msr unlike private 60% tdsr...almost 1k psf is crazy for EC..Unless gov't increase the income ceiling beyond 14k..land so cheap selling price so expensive ..Greedy developer

Private is NEVER cheap. If you compare a 1000sqft EC to a 1000sqft private, it's at least $200K more.:D

My colleague bought Nautical beside SSC mall, ~1000sqft for $980k

For a 100 to 200 more psf might as well go private..better finishing better location can sell 3 years later..EC price of no different as EC now need to wait 10 years to sell definitely not worth it...

Everyone thinks that way too. Until the banker start calculating the loan. U will realise how long you need to pay that $200k plus interest.

I dun understand why pple have this mentality private condo have better finishing? Its all bullshiiat from those strictly private developers. A private development and a EC development by the same developer (example Frasers) has exactly the same quality n finishing. U think Frasers want to risk their reputation by giving shoddy workmanships in EC development? And what wiill buyers think of their private developments later?

CityDev was being sued for the Sail defect.

ECs are cheaper because of lower bid price as the psf would never be on par with private.

Developers whether Sinkies or local would definitely use tricks to lower cost.
The shoddy workmanship is more of the fault of the contractors & subcontractors, according to the law.

It’s within 6% or 1% from original selling price. Frasers gave a 5% discount from the start and gradually reduced the discount. $6 per $100 is about $54 for $900 psf or $54k depending on what layout

For the first time, I heard Sengkang is near town. It's the 2nd station to farthest station (Punggol) in Northeast. Sembawang is almost the same.

You seldom go there doesn't mean it's a ulu place. There is big population in Woodlands, Sembawang and Yishun cluster.

Not sure if it’s 6% or 1%.. i only had the last price list vs the new price which was adjusted again. And it was up by 6% from that list. So assuming they had a fixed price list when first launched, then gave 5% discount on that price list, after that increase by 6% more again, does that mean the late buyers are paying ~11% more..

Sembawang will be 2 stops to woodlands thomson line next time which would open doors to lot of places

Not forgetting NS corridor which will have direct buses to town..

Sengkang punggol to me is still considered pretty far end don’t know y people always say it’s good and close to town

I am wondering what Govt gonna built after the Sembawang shipyard move to Tuas megayard? Theres a lot of land being occupied by the shipyard at the moment.
More landed freehold properties perhaps. :s13:

There's been plans for Woodlands Northern Gateway and North Coast Innovation Corridor.

Not sure how solid is the Innovation Corridor plan coming to. It's a 10-15 years thingy. As for the Northern Gateway i.e. MRT to Johor, will sure have a serious impact on the whole region all the way to Kranji, Sembawang and Yishun.

If the difference between the EC and private condo is diminishing in terms of pricing, then there's no point of having EC as one of the market options.

The target group for EC is people who can't buy HDBs due to higher household income and yet cannot afford to pay for private condo. If the group feels like paying EC at the same level as private condo, then might as well let them buy private condo straight. However, this might not be the case as the subsidy from government is actually on the selling price of the land. This is expected to be passed on to buyers. If developers who bought the land cheap and decided to market the properties at sky high prices, then it's the failure of the watchdog authority and integrity of the developers that need to be checked.
