Wonder what's the big u site for.

It’s Utility. Power gen for the industrial area. Got one between nordcom II and Proxima.

Not easy to ‘think’ about a $1million question for most of us.
It is probably the most ex item bought for many younger couples.
This is esp the developers have raised the price for
the returned units & a rising property market.

Yes, agreed. Have to do the sums first. The TSDR provides some safety net but you have to add on scenarios in case of retrenchment ie enough cpf to pay for 1-2 years installments.

After money factor clear, then you can think about other factors

Is located next to industrial area..Price is super expensive no worth to buy now..How you going to compete with those bought at low wh3n u wanna sell? U really think private price is up? In fact all resell private still low..If wanna buy ec might as well buy private as the price not much different now..at least can flip after 3 years ec need to wait 10 years ...and Loan only take in 30% msr unlike private 60% tdsr...almost 1k psf is crazy for EC..Unless gov't increase the income ceiling beyond 14k..land so cheap selling price so expensive ..Greedy developer

Talk is cheap. Problem with yr argument is rarely can u fimd similar size unit private condo at same price to ec. Often u guys r juz making non apple to.apple comparison.

If cam find such similar pc then nobody will take ec le.

I think he is saying 2nd hand condo. Quite many in the market...

actually i quite agree that the EC is ridiculously price now, the developer are capitalize on the lack of EC supply to raise up the price. the price i brought is 740psf, now we are look at how much? 900 PSF? this price i wont even look at it, will rather go for Resale HDB.


but seriously parc life is a good place for living, well if you got a job in the Biz park near the residence your office just a walking distance away. there is 2 schools near by, mrt 7-8 mins walk? i couldn't ask for more.....

Agree.. if buy to stay is okay. As long as can afford and don’t expect to make a profit next time is actually a very good place...

Yup stay anyway is fine...But buying for own stay in a industry area for 900 psf think too much la...

Have you been to the place before? Honestly when I walked past the place I didn’t realise there were industrial buildings so close by. Blended in pretty well.. within the compound it also have the resort feel, not too bothered by the industrials

And the distance to mrt and amenities nearby is really good, how many new ECs are like this (brownstone, visionaire already fully taken). Even the upcoming rivercove is so inaccessible and yet much more ex than parc life

H2O just opposite has an average psf of $1009. Developer CDL bought at $365psf with expected break even costs around $720-750. Rivercove developer bought at $355psf and selling like a private condo.

Lush acres is even cheaper as developer bought the site at $250+ psf. Other projects like Riverbank and Rivertrees are higher due to higher psf (400-500+) costs. But those are selling $100-200 psf difference from Rivercove.

In a way, you can treat buying Rivercove EC as private condo pricing. As it’s the only EC of the year and no control by HDB on pricing, the Developers can do whatever they like, especially after the success at HPR.

The developers would maximise the profit for its shareholders & sell as high as possible at the best market price .
How much they paid for the land is irrelevant.

PL increased pricing by about 6% recently after they halted sales... So highest might reach close to 900psf for good facing and high floors.. Those who bought earlier with 5% discount really worth it !!
