Why is it better not to write in for promotion?

from wat I was told, it will affect ur bank loan.. there will be a different in the amount and you might need to top up the diff using cash. I heard from banker that they have to reduce the loan amount bcoz of the "goodies" given as it effectively lower the purchase price.

I forgot to repeat that part in my previous post: unless it is not a hot unit.
Cos units with lousy view etc will not be chosen most of the time.
Just look at Visionaire... some of the stacks only one unit gone.

yep, so if it's not a hot unit and you are ok with it, then maybe can wait, but if it's gone, it's gone.

Although in current condition, i would say if the unit if not hot, it would not be gone too quickly.

i think this is within one of the clause when you submit to the banks the documents required to secure the loan on whether you receive any benefits from the developer etc.

Viva unit - 41/42/35 - either one .. any comment whoch one to choose ?

35 cheaper but facing light industrial. 41 n 42 better cos lift shared with 3 units each floor.

The field across sembawang ave also probably won't be developing anything yet so clear view and good privacy at balcony for 42.

Nothing yet, but utility building and commercial buildings have been planned. Includes a road going through. Maybe it will take another 3-4 years. See Masterplan 2014 below:

Note that plans can still be changed. I looked at the Masterplan 2003 and a lot of changes to the land use were made since then.

Found the definition. So possibility of a large substation or sewage disposal plant right facing stack 42. Wow that's bad.

It's a long list so it could be anything in future to support the business-type buildings there. So far there's no evidence of this development taking place and the plan could change.

Btw just a tip if you want to get pool view without paying so much. Stack 17,18, 25 & 26 you can view the pool of skypark if you are on high level.

Hi.. Anyone got idea or suggestions if stack 28 will be really hot in the evening even though not direct west sun?

stack 28 looks like almost pretty direct west sun from the siteplan....juz slightly slanted only. and there's nothing to help block out the sun as its the canberra park by the side. on the bright side, will get a good unblocked view of the park.

The balcony screens might help a little. But at least it's not directly facing west. Verandah is a nice design, at least from the evidence of the showflat.

No dual key unit. Why need in laws?

I guess, i am left with HDB resale. Tried to ballot a few times but didnt get ant the Q number that was given was 5-7 times the units available.

So much for 1st timer and applying near parents.

then shouldnt it be the case that you should be looking at HDB instead?
