Indeed...feel that those who want to live near mrt have strange mentality..true, near mrt is very convenient but not mrt TRACK please...

A short 6 to 8 min walk to mrt station is acceptable and ideal exercise...anyway bus stop is just close by. That's another factor why we chose this project over the others nearby
It's not only the closeness to mrt that makes them consider Visionaire/Brownstone. They are located in e pte enclave and maybe they don't live living near industrial area, not even B1. Since only got 3 ec projects in sembawang, so comparing everything, some may choose the feel over the mrt track which might not be that loud when inside unit and is further from e track.

Haha! Mine already all in pipeline. Early March wedding, late March Honeymoon and lastly waiting for TOP and renovation. My bank empty already. :s13:

i got 2 contact though, one in Loyang beside the loyang tao peh gong temple.
another one is Long Shifu in Woodland

price wise, i pay $120 to the loyang one to choose my stack according to our bazi
and will engage him again to choose the move in date and layout of the house as TOP draws near.


Btw are you guys going to redo the floor again? i thinking of laying marble gum and polish to make it smooth.


What is marble gum laying?

I get your point - indeed Visionaire and Brownstone plots are located within the landed property area. But in actual fact only the units facing outwards can enjoy the views. Majority of the units will be facing either each other or the other project which is too darned close...

We dun think we can tahan having bought a condo ( though it's EC now) and having to have the curtains/blinds drawn down most of the time to block out the opposite units..it's like there's no quality of life ( sorry just our point of view) . But of course there are many others who are not bothered by it.

I think the fittings and fixtures come with warranty , so in case there are damages to the flooring ( cracks etc) due to our own ID works, developer may not accept the claim...may be shd do after lapse of the warranty period?

Is it turning the tone darker or like an overlay?

they fill the grout with marble gum, it will harden and polish shiny and smooth like the photo
good thing is the dirt wont trap and accumulate in between the grout after the polish./

i think before we start work we have to check the workmanship 1st.
if the contractor crack my tiles we will claim him

Whoa you guys are steady, already buying ec at younger age. Unlike us, only can invest after years of slogging and savings ...

Enjoy the view while you can! Not sure when they will start to build the b1 industrial building on the land across. And according to ura masterplan, it has the same plot ratio as proxima.. So the building would be probably about the same height. There is also a big area demarcated for utility purposes. Just hope it will not be a rubbish collection point. And that's the reason why I didn't get stack 38/39 too

TOP in Q1 2018... still can't quite believe it. My wife already started talking to IDs...
Would u like to share which ID you went to? We've been sourcing online eg via Qanvast but just doing the finger-walking, no action yet

Bro, u had just mentioned what I wanted to. Had the same temp shiokness and paid a premium for my current unit. But all gone within 3 yrs of moving in.

Pricing looks great. We have to pay close to 1k for Wayonnet. Probably will go back to them again. Ironically, the most important part of choosing the unit is done by my wife's sister. Anyway, the master will help to resolve any issue found later.

Don't think I would want to hack the new flooring. If so, I would probably want to inform them not to lay in the first place. My Wife is thinking changing the entrance to the kitchen cos in the Vista layout, the entrance is facing the main door. If can see stove from main door, it's not so good fs.
