If selling at indicative price. It will be HAPPY developer and WILLING buyer at far east of Singapore.
So far far away from CBD. LOL
Bro, this one different target audience. Pasir Ris is a township w many HDB dwellers and think this are the target audience of the developers. I think it should sell decently well since indicative price is $15-16xxpsf instead of $17xxpsf which was rumoured. Certain it should sell better than SKGrand on launch day, two bedders should move out fast.

LOL, still not cheap for an OCR that is so far off CBD. I won't deny the sale might good.
Just commenting the property market could be irrational. Analyst will find plenty of reasons when sale is good and bad. Luck (the 5% element - important) + reasonable attributes.

I think in this climate, if really is priced at that range then not too exorbitant, about 15%+ premium to the coco palms resale with the added convenience of integrated dev.

though definitely not cheap

One source predicted developer sell at 1700 to 1900 psf to Match SK grand for price.

let’s wait for official price.

If sengkang grand is selling at 17xxpsf and still moving, I don't see why pasir ris 8 cannot sell at 17xxpsf. One can only pray hard that developer is not greedy and launch at 15xxpsf. But again if 15xxpsf, sure snap up more than 70% during launch.

Nowadays, many pple rather buy far far away new launch OCR than resale CBD even though both r at similar psf/quantum :o
This trend likely to continue with the WFH culture being a norm. Let’s wait to see the trend post pandemic.

WFH will supplement - not replace - the workplace, whether they are in CBD or Changi or Jurong. While some work can go remote, major corporates are similarly coming out to push for an office or office-first hybrid work arrangement.

Nonetheless, I think there are good attributes for buyers to like/buy into the East. (y) Would be quite “interesting” if prices are in the $17xx - $18xx range upwards.

I tend to agree with this article. For most professional jobs with relatively high ceiling, there are a lot of things that one just can't do over video call / emails. The question is, will these higher earning individuals be able to support the CCR/RCR prices if they choose to stay in/near CBD.

I think the point is not about being “far far” in OCR, but rather WFH makes ppl take into account other family friendly amenities like parks, neighbourhood etc. Perhaps this project is more for HDB upgraders living in the east.

On the workplaces, there are also many offices/corporate nodes in the east like Tampines/Changi biz park.

Not cheap bcos its Integrated developement.. always command a premium over Non integrated.. Canberra WG ady indicative 14xxpsf le..

SGR on average is 16xxpsf.. bigger units as low as 15xxpsf.. oni 1 bedder, pool facing high floors can hit 18xxpsf..PR8 indica is 15xx-16xx psf..

1 bedder 517-538sqt - 92 units
2 bedder 710-829sqft - 219 units
3 bedder 1023-1302sqft - 146 units
4 bedder 1461-1550sqft - 30 units

indicative $15xx-16xxpsf
This indicative is based on before the date of sharing by blue team from SPS2021 or after?

You brought up good point. If work can be performed off-site, why do companies need to hire expensive sinkies? There are plenty of talented workers available in south asia! We have already seen much outsourcing in banking. More to come!

Looks like some experts here especially the few who spend 24/7 on this forum will be rendered obsolete and replaced by our south asian neighbors :oops:?
