Going by recent norms, a standard one bedder must be at least 4xxsqft. If any one bedder falls within 3xxsqft, I feel not advisable to take the plunge even if quantum is affordable. :o
Or should I say, the minimum size for a one bedder should be at least 4xxsqft to be deem as humane?:o
The one bedder starts 4xxsqf, the smallest should be studio 3xxsqf. Think Canninghill Piers more for investment? Saw 2b2b 650sqf (not sure if it’s accurate).

to be fair who will want to pay ABSD if one can avoid doing so? the only reason one will pay is because he has one unit already, his spouse has one, his entire family has one and there are no other names to use, yet want to be vested

To the real rich, 12% to them is maybe equivalent to what we are paying for GST or income tax, eventually we will get used to it overtime.

I have foreign colleagues who bought ASR and paid 20% ABSD knowing it will take 10 years to breakeven, but they do it simply because they can afford it. So eventually i realized $1k to me is a big amt, but to others its just a rounding error.
I hope your colleagues are actually rich :o Otherwise, they have 10 years to repent in Silat Ave :o

i think rich is too conservative a word to describe them. some are born lucky and heir to family conglomerate but came SG to experience life, everyone here repent liao also wont be their turn.

those not rich one but talk very loud, yes encountered alot too...the $1.5M ramesh incident is good example. nowadays 1.5m is not going to turn heads unlike 10 years ago. SKG, PR8 all the 3 bedders hit this min already ☺️

if someone has the conviction and crystal ball to see that a unit can appreciate 20 to 30% in 4-5 years and decide to pay 12% absd, is it a feasible decision or not?

its like the mindset of ppl when driving cars, some thrifty one will drive for 10y to minimize the depre, some change after 3 years with highest depre, simply coz people can afford it.

i know of some senior mgmt who stay GCB in nassim, when one is at that level $1-2M to them is like what $20k is to us.

My Friend tried that with his sis for one new launch, the developer said unless 3 or more units, no special treatment.

This one is by a Chinese developer, don’t know about others.

On Looking back at my portfolio, I have NEVER bought anything from a China developer... dunno if I will in the future...

maybe in the future u will have no choice but to buy from china developers.. they are everywhere
