If really need to buy at this area, Im the type of ppl whom will buy coco palms so to

1. enjoy the facilities of pr8
2. same time pr8 help to bring up my coco palm value
3. Cheaper psf
Lease left how many years now?

Went to the showflat over the weekend. On the overall it is quite a nice development compared to some of the recent launches in OCR/RCR. Quite a nice experience and even the 2B1B that usually comes out looking like a badly designed 1 bedder looks well spaced and comfortable.

Was mildly interested until the agent started the sales pitch of AMK GLS with projected breakeven already at 1700psf and for PR8 it is only selling at 1700psf... then I shut off.

Wonder what he can say when selling AMK project. Hopefully another rich developer bid for sembawang site sky high.

Hmm depends on what you term by “hype”? If you have been down to the showflat, it’s actually quite crowded.. same goes for the “cheque deposit”, but hype of “sales translation”, will have to wait and see on balloting day if the price is really what was “hyped about” ;)

the number of cheque collected might not translate to actual sale as alot might be just trying for a chance or did not do their sum or IPA before putting in their cheque

Shiok, waiting to buy at $1700 psf in 2025!!! It’s going to be repeat of Reflections@Keppel
I should correct my post... avg 1600psf.. 2000 psf for the smaller 2BR units....

But still have to wait about 5 years.. we shall see again ... 😀
