Centris is connected to Jurong Point which reportedly commanded the same retail rental as Orchard pre-pandemic (front page of Business Times today), and is probably one of the biggest neighbourhood malls. I’m not sure it is right to say it is not as well connected in terms of public transport. Both are just on different ends of the same train line.

Haha I was looking at PR8 having an extra mrt line in the works (cross island line) compared to Centris, thus it was just a relative comparison, although I’m not sure if phase 2 of the cross island line will reach there as well, but in any case too far in the future to really consider for now 🤣

I dunno why centris was brought up when it was 2006/2007 condo. Back then, anyhow buy also can make money. :o
In that era, there’s no CMs, no TDSR, no absd, basically no holds barred. :o
in current days, can anyhow buy still make money? :o
May I ask how does CM, TDSR, ABSD play a part in determining how much should a property appreciate in price? The latest transacted prices of 12xx psf were all in 2021, it shows the premium that people are willing to pay for integrated project, notwithstanding the low entry price, newer buyers needing to pay whatever taxes, and whatnot.
Anyway, For reference, by a rough analysis, prices of resale for Centris was below 1000 pre cool down measure in 2010, first round of ltv in 2010/2011 was 11xx, and 2013 onwards despite absd in 2012, it was 12xx psf. So I beg to differ that taxes made a difference to this argument ☺️

why you curious lol, i bought it because i think it will appreciate but i didn't know 3 days later i can sell at 380k more

the difference is that it started really low psf and grew over the years while pr8 grew within a day. so going down 3 years later with the taxes and restrictions it might affect the speed of growth of psf.

if i can understand, perhaps I'll have a better feel of markets.

don't get me wrong. i also bought a property recently so it's in my favour for property to be bullish

Hehe, honestly I dunno what u r trying to bring across :o
just wondering y u brought up centris to compare PR 8 when the two r totally different era condos.
Entry price is totally different, launch era also different, interest rate at that time was different, CMs wasn’t implemented during that era, your cap gain would not be restricted by SSD, ABSD if u own multiple properties and sold within 3 years etc.
And most importantly, centris entry price 600psf at that time for an OCR did not overtake most of the RCR or CCR.
But this le Paris 8 is now selling higher than some RCR new launch and close to CCR resale. So what’s the chance of making profit for those 5pm to 9pm Le Paris 8 buyers?

To be fair, if he entered at 1.4k psf it's perfectly understandable no? I think the people you want to ask are those who paid >1.8k psf haha.

guessing due to covid plus mrt and bus interchange they somehow got the approval to start lease from july instead of the older lease date.

Yes, with delay in construction, likely it’s gonna be a long wait esp for integrated projects that consist of shopping mall, mrt, bus interchange. WT alone already took 5-6 years to complete during pre covid time.

Cos $3000psf is still a reasonable psf to pay for a condo in Bugis -The M while $2100psf for Pasir Ris is pretty absurd? In all honesty I think both would lose money.

$3000psf why buy The M when can get Midtown Modern cheaper, $2100psf the options are aplenty.
