Just to share, went and see the showflat just now(no its not open to public yet, just agents).. IMO,the 2 bedders layout are pretty decent- Dumbell layout with kitchen tucked in one corner.. common room size pretty generous.. 3 bedders so-so oni, comes with home shelter and utility room after the kitchen.. 4 bedders -has huge kitchen and common room Jack-and-Jill type, so all is ensuite.. i would reckon the 2bedders would be very popular due to the size and quantum..
The oni set back tat i dun like abt this project is the car park is multi storey and not basement ...
U referring to the 2 bedders? If no windows and its enclosed ( with a door), then it will be damn stuffy inside.. imagine when u cook, the heat will be trapped inside.. like a sauna room![]()
What is the indicative price of the two bedder.
Indicative $1750psf on average, so probably ard $1.1xM onwards?this is just an indicative, the more accurate pricing will only be available nearer to the launch date.. will update here when i hv more info
What about toilets not having windows? Do u perceive it as an issue using mechanical ventilation?
this is from PN right? which i believe is more on the "quote higher, anything below is a bonus" camp. i like this.
rather than H, quoting buyers even 13xx-14xx hahahaha

Yes, im from blue team.. and its our mantra to quote higher and not to give false hope to our clients when we more or less know tat the price is impossible to be 13xx-14xx..
I noticed those facing PIE units are also facing the pool/landscape which is at a distance to PIE, not exactly very close to PIE from site plan. Assuming if those units are much much cheaper than those units facing pool, perhaps those on tight Budget can consider. Plus nowadays, condos usually come with double glazed window which one can hardly hear anything from PIE if closed I suppose.
the units facing PIE have some extra freebies that help to buffer the noise.. not sure about the exact details but sure that there is some noise buffering tools
This PR one bedder all has reasonably good facing. Hmm...interesting.
Plus not too many units.
In Stephen Chong video, he said you need to be extremely lucky to get the one bedder cos there is only 57 units and it’s all inward facing ones with quantum’s likely below 900k I think.

interesting indeed. within the one bedder stacks, 1 is directly facing the pool (likely most expensive psf), while 2 others are inward facing but not facing pool directly
if the 1 bedders start at 16xx psf, its quite reasonable..
