I noticed those facing PIE units are also facing the pool/landscape which is at a distance to PIE, not exactly very close to PIE from site plan. Assuming if those units are much much cheaper than those units facing pool, perhaps those on tight Budget can consider. Plus nowadays, condos usually come with double glazed window which one can hardly hear anything from PIE if closed I suppose.
Sound buffering measures for North/PIE facing units:

Setback distance of 30m, elevation 12.25m
Acoustic ceiling(NRC 0.85)(googled NRC and a rating of 0.85 seems to be pretty effective, can anyone confirm this?)
12mm thick glass(~twice of normal glass)

Haha yeah sia, just watched his Penrose video. Felt breathless too which all his emphasising.

Is Aljunied really at the heart of PLB transformation tho?

This project can buy or cannot buy really got to see its launch price/psf.

Aljunied MRT is indeed convenient. But the first 1-2 min of the video is just like ... -.- And ya, vibes is another thing.

I’m half half about Penrose. Penrose was on my list because based on the MRT map, it’s location is great. 5 stops to raffles, 1 stop to PLB. But looking at Google maps, the immediate location is abit concerning. Mainly B1 industrial buildings and old HDBs, with only SUO as the only other condo. And it’s quite close to Geylang although I think far enough from the red light district.

Overall I think this location is great for investors, tenants pool can come from international students and people working at Aljunied/PLB/CBD. But I’m not sure about own stay. I did not go down to the actual site to take a look though. Anyone who went down can share about the feel of the neighbourhood and if it seems like a great place to live?

I think really must see price. When I was considering Penrose, my upper limit was at $1650 -1700 psf for a good 2br stack. Beyond that I think not much room to up. Unlikely to have anymore condo coming up in the immediate surroundings to push the price of Penrose up and the transformation will be the far future beyond 2030. Need long term holding power imo

Yeap! Because primarily for ownstay, and banking on BW transformation for capital appreciation in 8-10 years from now.

Ok bah. Since it is FH it’s a decent bet, if 10 years no growth u can still hold for 20-30 years, by then pretty sure got capital appreciation. That’s the key diff between FH and LH.

Hehe hold 20-30 years? Do we see FH signature park appreciate significantly after changing hands so many times and so many years? Yes, even there’s some who gain significantly, but there’s also opportunity cost involved on the waiting time.

Property bought in early 2000 can still see a lot of room for appreciation due to Low entry price and psf. With chains of CMs in place, quite hard for property price to take off so fast and within such short time frame given the new launches price is considered quite high recently.

But how did you like see all the info of a certain unit... for mine they mask out the unit number like they put 10-xx and then they dun give all the detailed info like yours :s11:

Sound has a vibration component which is not audible. Thick glass or walls can reduce the sound but vibration can still transmit. That’s why double glazing helps to break that transmission. Best to go to the HdB blocks along PIE like Eunos crescent to feel yourself. Some people don’t mind the constant drone. Some get headaches. Sitting in the balconies won’t be enjoyable with the drone. Dust can be a problem too if windows are open.

Personally if I have to buy at Penrose, the best block will be the south most one facing Sims dr and pick a floor above the opposite industrial buildings to get unblocked views.
