This figure only tell one part of story leh.. checked there were 35 positive transactions in past 6 months, a lot were in fact more than 100k (which I felt is already a lot) not many proj can get this resale volume and profit, at least there were 0 unprofitable transaction since launch.
Like i said i randomly pulled out data of the smaller bedders and I don't see anything even coming close to a 100k. Not sure where you concluded that from.

It is very clear SUO is a flop, at least for now. It doesn't matter the number of transactions. What matters most is whether the owners made money.

And they obviously didn't. Look at those transactions at the beginning of 2021, quite pathetic, mostly lost money after factoring in misc costs. In April, owners crawled back 20-30k because of the upturn in market, not because SUO is a good project. They sold at slightly higher due to the market, they will also need to buy higher if they still want to be in the property game, meaning, net net it is still a loss.

I have GPGT actual transactions of neighbour SUO. People can form their own conclusion about how Penrose will turn out.

That’s true also la.. but also want to show a balanced view that many made more than 100k from SUO which is pretty decent..

I give another example project launched ard same time- eight riversuites past six months 4 loss making resale transaction one is at much as 2xxk.. and their profits mostly under 100k.. it’s also not holding value now psf dipping to 13-14xxpsf..
Hehe, If penrose is really worth 16xxpsf onwards, we won’t be seeing Antares not moving at 17xxpsf. that’s the price cap seen at that area. Developer knows best, else guocoland should be the winner for penrose right? Definitely they also know the limitation and price tag for that area.
Ask yourself and touch your heart, would u pay 18xx/19xxpsf for penrose when it enters resale market. :D

Again this is not true. Most of the smaller bedders are averaging 1.5-1.6k psf.

Anyway even if 8RVS is a lousy project in your view. It doesn't make SUO a good project, at least when we are looking at actual figures.

Before penrose was launched and rumoured to start at 14xxpsf, I do 2-3 times site visit to convince myself it’s a good buy. But then, I failed :s13:

I think 17xxpsf is the max I would pay haha depending on the market at that time the finishing at Penrose not up to mark IMO...

If u look closely and take out the smaller units, majority are trading at 14xxpsf.. not saying Eight Riversuite not good either but giving a comparison of the resale gains for two projects launch ard same time..

Smaller units are generally for investments. Bigger units are for own stay. If you want to consider data for investment purpose, it is always to read them based on smaller units.

So Penrose marker is Antares?
Like Landmark marker is OPB.

If the latter doesn't move up, price for the former will be capped.

If for investment makes even more sense to buy SUO back during launch, most of the units sold are low floor ones at SUO and also 15-16xxpsf.. the ones at eight Riversuites are high floor units so likely higher entry price. Think comparison will go on and on, to each it’s own :)

I have no idea what you are talking about.

If you still insist on your views, even in light of actual transactional data, then I have nothing more to add.

If people still want to listen to your SUO "huat huat" conclusion = PR huat huat, then I wish them all the best.

When pple talk about landmark, they will think of OPB.
likewise for new launches
1) avenue south and sky everton.
2) the M and MTM/MTB
3) Antares, Parc esta and penrose.
4) Clavon and Parc clematis

D14 is very interesting and tricky district. Not all areas are created equal. The vibes, the surrounding, the entry price.

Bro, the data u shown alr tel that it’s Eight Riversuites higher floor one bedder gg for 15-16xxpsf, I’m saying SUO one bedder it’s low floor ones gg for 15-16xxpsf and they likely entered lower than Eight Riversuites. Moreover, there are plenty of one bedder transactions at SUO compared to Eight Riversuites..

not saying if Penrose will huat, but those who buy 14-15xxpsf, likely will.. mmm don’t tell me u bought Eight Riversuites at 15xxpsf... if not, then I think Penrose more Huat ale..

No offence but if the 3rd plot of land next to penrose (if slated for condo) may launch cheaper than it. Like how penrose sabo SUO. So whether penrose buyers will huat big time or not still remains a qns mark. 14xx-15xx psf undeniably is a safe entry price but nothing more than that. That said, if u r willing to spend 17xxpsf on penrose resale, why not get a Shenton Way resale condo with breath taking marina view. Why settle for expressway view? :s13:

I won’t group avenue south and sky everton together bro.. the latter is a lot nearer to amenities and public transport.

And what if that plot turns out to be BTO or replacement flat for any SERs in the area in future?

Similar case for Clem Ave 1, they SERs the flats there then subdivided the land into replacement flats for West Coast SERs residents + 2 plot of private condo land(Clement canopy & Clavon) + another upcoming residential development in between CLement canopy & clavon.

Hmmmmmm interesting Sims Avenue.
Only time will tell what development will come for the the plot of land next to Penrose.

He haven’t reply how one north Eden two bedder can fetch 52-5500 rent per month.. then I think someone committed to the purchase at 19xxpsf already and asked him again if it’s safe. 19xxpsf hoot Landmark la (near town and CBD) why hoot one north..
