Fundamentally, if the 3 bedder (whether it is call compact or non compact) undercut until 8xxsqft, it means at least one of the common bedroom might likely not be able to fit a proper queen, then it’s may not be a good idea to get such unit under new launch if it’s meant for family stay. When u want to exit next time, your targeted buyer will likely be buying for family own stay and use this to hiam your unit. As for kitchen, I’m fine if it’s on the smaller side as long as it is enclosed. That said, I had come across a 8xxsqft unit that is rather efficient in my opinion. The below is 8xxsqft 3b C, would it be acceptable to u for this kinda layout?

One particular development has a very nice layout for a 883sqft I feel.

Just seems to me whether developers wanna make the effort to be considerate to buyers.
This layout is almost perfect. Even the living is more landscape-ish, which is super rare these days. Sometimes i feel, some developers get an empty plot of land, then build until 不三不四 and expect everyone to just buy, don't know what they are thinking. Just cookie cutter this no one will complain, dont even need whatever WOHA.

landed more valuable in the long run?
Each has it's merits.. if you need facilities, a landed property won't suit you.
But there are only 70k units in SG, and the space and privacy it affords you is very different from a castle in the sky..

It's much less crowded on a weekday and there's no real advantage to the preview since it does not give you a higher ballot number. Show up today, get plenty of time to see the interiors, walk around and appreciate it.

Take note of the bus noises, road noises, highway noises and more..
Also take note of the GLS next door, which may block your precious views...
What will be interesting will be the actual psf / quantums...

But the process of booking is created to heighten stress... they will tell you that you have 15s to decide and there are people behind you...

JNA said perhaps hyped up to be 26xx - but later launched slightly lower to spur demand :s12:

Nice :) .Which development is this ? I think the absence of a bomb shelter& foyer corridor helps !

Has got to be the best 3b compact under 900 sqft I have seen so far !

One already sold PR 3,next to Linq, between RR and beauty world plaza.
Blks facing NW sure blocked.

with service apartment, is it better or worse for pple buying to rent?
i feel that its two different products since service apartments are for short term rental. I feel that its interesting that they chose to build a service apartment in beauty world in RR.

they could build up to 845 units but i think too overkill thus only choose to put 732 units up and with service apartments.

in this case, developer might able to avoid paying ABSD if cant sell all units on time as service apartments likely not affect by developer absd.

Would they not compete with you for rental though if you were planning on leasing out your unit? I don't expect it to be cheap but Far East's rates could act as a cap on your rental. Or good negotiating lower limit perhaps

That is an interesting point. Personally I feel that it wont be a direct competition as service apartments are usually for people who are looking to rent for periods of less than 3 months. Service apartments also come with housekeeping services which is different from regular renting. I would believe that FEO will have direct contracts with corporates for these service apartments, hence unlikely to undercut your rental since it is catering to a different group of people.
