Upper Bukit Timah Road is super noisy and busy too, congestion is bad. I'd be more afraid of that than the construction from the CC. The side of the road further from RR is the slip road to the highway as well.

Door gifts sound cool! Hopefully they will still have them next week

the noise will really be a problem. in the past i stayed near a noisy road and I couldnt even open my windows and watch TV coz i cannot hear the sound from the TV very well with all the road noises

Ya have to be careful of the CC construction and potential blocked views from Bukit Sembawang GLS. At least door gifts made my trip worthwhile.

The 4 bedder layout 1561sqft is also super nice. I haven't seen the show flat but can tell it should be well lit all around. Good size bedrooms, no wasted space, adequate AC ledge and balcony and still fit in a big helper room plus a study plus as house hold shelter.

Feel like to have a good gauge you need to visit the show flat area on a weekday evening, the hawker centre across the road is really good, can sit there eat dinner and observe the symphony

Bukit sembawang likes to launch high, they kept LIV@MB land plot for few years before launching. If look at their breakeven, bukit sembawang GLS likely to launch around $24-25xx. End up LINQ buyers benefit the most.

Really? I just find these developers are constantly reinventing how people live by mixing and matching. You can say it's creative, but i think they just want to squeeze in a palatable quantum.

Kitchen along the walkway of the front entrance. Putting a dining table in some odd corner. Putting a dining table just outside the bedroom door. If rectangle looks weird just change the dining table to a round one so they can put it in the middle of nowhere. Putting the WD in the middle of the house etc.

It's really up to consumers to call these practices out. If they are sold out mean they are "accepted". Then the next developer will design the same.

i agree, that is also true. I guess I am one of the consumers that has been conditioned to "accept" this and it should not be the case Maybe coz I have seen some really inefficient layouts like long walkways or odd corners so when I see something squarish I feel its okay

I think you referring to the 2 bedroom units? A separate kitchen and dining area requires ~900 sqft to do.
Thry sell these 2 bedders at 540sqft to 720sqft only and with no wasted space. I will agree to your criticism if they are giving corridor kitchen and no dedicated dining area but selling it at ~900sqft with huge ac ledges and narrow unusable balconies.
The 2 bed at 540 sqft is a really commendable design wise. I will personally never stay there but I can see it's appeal.

Why are the AC ledge so huge? Is that normal? What is that slab beside the AC ledges in all of the rooms? Bay windows?

The rooms are good size, toilets are abit small.

I for one cannot tolerate a non-encloseable kitchen option because I don't want my house to smell of cooking oil.

Yours is 883 sqft, I rmb TC 875 sqft one of the bedroom cannot queen size so this seems decent.. nowadays compact for sure no yard le...

I think 800+ v hard to hiam le...and if got storeroom or yard, some don't want since the buyer profile r prob more budget sensitive
