got a number in the mid 200's, not sure whether even worth checking it out since most of the low PSF units will be gone by then.
If mid 200 is dropping out sounds about right given my Guess of ~40% sold at launch 😂

Really LOL at how consumers continue to be led by the nose by developers. They are not even trying anymore, just use same old trick and there will be a new batch of wide eyes buyers buying their projects without question.

1850 billion in OA is major push factor for new launch.
If gov want to cool down market ,just change CPF rule..ha ha
sure not just cooling, but freezing market..

I agree.. as long as CPF is allowed for investment property, the bull run will just continue.

Ultimately it all boils down to the pricing entry point.. I have a sneaky feeling that FEO will play punk and launch at 26xx psf since they have so much holding power.

Yes because its FEO I am betting it's 40%. Greedy developers wouldn't want a bumper result on launch day. 70% result would mean pricing was fair and buyers have got a good deal at the expense of developer. 40% is sweet spot for developer to win big.

actually it is good if there are many emotional buyers buying new launch at high price. Just make sure you are not in the group.

like reflection, buy and reflect for life, then I tell my associates.. see reflection is so helpful in sucking up liquidity so that others lose money, not you..else these ‘cash’ may queue and fight with you for projects you want to buy…

IMO, if you see their rough indicative pricing, when you go past those few units which are dangled at "23xx" psf, the rest will climb up to 25xx soon, and for the more choice units, it may really hit 26xx.
However if you want to wait, those units which aren't launched may offer lowest psf as they are bigger..

Actually I have a related question on this. What is the scope of support the agent provides for new launch and how long? My friend who bought one said that the agent was not helpful once the S&P was signed. He still responds to him but his support is not as prompt and details very generic to the point that it seems like a waste of effort to even check with them for help. Is this normally the case with new launch agents? My friend thinks this is because he is not really his agent as the commission is fully paid by the developer anyway.
I feel they should provide you support right from engagement day, all through construction and up until the 1 year defects period.
