Really is government CM as good as no CM… what sustainable market lol? Its just that the other developers set too expensive only… when priced ‘fairly’, all kena snapped up, somemore this is FEO that is known to be expensive, what does that make the other new launches then? RR is dirt far from everywhere. I not sure why people thinks 2.3k is cheap for a place surrounded by major roads and free hot air ventilation

FH is of course always better than 99LH, all other considerations aside.
Nonetheless, RR vs TC in terms of location - I got to give it to RR.

Yeah.. i think compared to the surrounding resale, the premium for new and integrated made the risk/reward be it for own stay or investment well worth. High chance of decent profit vs other new launches this year..

the rest to earn 100-200 psf in 3-4 yrs prob decent chance but the profit on that not significant

Actually this RR their marketing I still there was a price matrix and it was couched at 24xx above..., I believe a few YouTube videos got use that matrix. It's rly advertising at this best .

I just wonder, if those youtubers / experts can't even get the launch price right, why do people still trust their projection of what is the "right price" to enter.

As far as I know, many had projected 2500psf thereabouts. Literally no one had predicted 22xx psf. Even in this thread many had followed that direction of 25xxpsf.

Average price at the farm is 20xx psf though. I’m assuming at least half bought at below this psf. Nonetheless still way too expensive for it’s location.

I think mainly due to the indicative price of 23xx then ppl add a premium.. the usual trusted formula. It's again due to their huge profit margin that they have so much discretion on this

Got good schs (mgs, pei hwa, secondary sch also have, just take bus down), can take train to cbd very fast or to botanic gardens, got hawker

Deja vu to 3 years back... I remembered speaking to my agent (a very prominent top agent today) of my exact concerns regarding the TWR. He told me there is likely going to be another entrance. I wasn't convinced and ultimately decided against buying.

Integrated property buyers need to take note. Study the site plan carefully.
