The pricing of Signature, Parc Life, Northwave (from about $750 psf) is still much better than the upcoming Rivercove EC (which is projected to be at $850 psf???)

Added to the fact that Signature is in move-in condition and Parc Life, ready in a few months, buyer can save on the waiting time of 2-3 years.

Govt also developing the North with North-south corridor, thomson line mrt to johor mrt and town area (Singapore) plus north innovation corridor.

5 years later, can flip Signature and buy another one.

yes government is developing North of Singapore, but must see what they developing. I am sure it's more industrial compare to the west.

There's no right and wrong here, some buy RC because it's still 3 years from completion, so can save more money for it. Remember that many are upgraders, need to sell to buy.

I think Rivercove will starts on average $825ish. Starts $800 psf.

If you are comparing with hpr, $800 psf is fair. But if you are comparing with nearby condo in sk, $800 psf is dirt cheap. You can expect that RC with this price will be sold within a day or two.

dont think anyone (in the right mind) would wan to stay in yishun... unless really really cannot wait.

Not sure if you are trolling or not... the recent bto launch at near seletar mall is one of the cheapest bto in 2017 and yet it is undersubscribed... compared to past bto launched at near sengkang or punggol mrt, it will be oversubscribed by double or more... it shows people prefer a location near mrt... personally i living beside seletar mall is a big plus and i think the bto launch location is way better than parc botannic or rivercove as the latter both is a distance away from the mall and mrt...

Hundred Palms fully sold in 7 hours, Rivercove is also the same developer, very likely to be above $850psf.

Lol.. who will want to buy at this price... as i mentioned, even recent launch of a nearby bto and nearer to seletar mall is undersubscribed... v seldom do we see a bto which is undersubscribed so we know the demand for this area... a Punggol/sengkang or yishun area usually will be oversubscribed...

Hundred palms is consider a hougang area already...

May be the undersubscribed of the BTO is because some buyers with higher budgets are waiting for the upcoming EC launch nearby :p

As this is the only EC launching in 2018, don’t be surprised that the average $psf to be higher.

If HPR median psf is $850 and it was sold out within a day, it only means that the team of employees in hoi hup who set the price miscalculated. So if you are the head of that team for HPR, what psf will you have in mind?

And since rivercove has a poorer location, what psf will you suggest for it?

To counter the bto example, how do you explain for Parc botannia then?

We cannot compare bto with ec/pc. The mindset is different. Even among types of bto units, buyers also have different mindset.

For example, if you check bidadari 4 rooms vs bidadari 3 rooms, you will also realise that bidadari 3 rooms has much lower subscription rate.

Bto buyers have many choices in terms of location.

The launches include mature estates like dakota eunos etc. Hence more people would go for these locations if budget permits.

EC is restricted to exclusive locations (kidding) like north, north west, west and north eastern. So not a fair comparison imo

How is Rivercove compared with HPR (there will be bounced out units)? Both ECs from Hoi Hup and launch within a year. Which will have higher resale value after 5 years? Assuming both have same launch psf.

Both cannot be sold after 5 years because it takes 3-4 years to build + 5 years for MOP.

That's why don't waste time: just buy Signature @ Yishun which is in move-in condition or Parc Life (few more months) :s13:

I am not exactly comparing bto vs ec or condo. Rather, i am comparing locations... to be fair, i take 4room bto locations and see the take up rate across bto projects and it seems east sengkang is not as popular as the rest... not to be offensive to east sengkang residents, actually i quite like the seletar mall area so i am surprised myself...

Parc botannia sold 230 units out of 250 units released on first weekend. If developer dares to reserve the other two thirds units, you can say they are confident with the sale outlook.
