How does it compare to hundred palms? The sister EC sold at ~$800+psf? When hundred palms gets privatised, expect to reach $1200psf too?

No one will mind to fork out 100psf less to get the same property of the same location with the same facilities.

I would certainly mind! :)
if I can instead fork out 150 to 200 PSF less to get the same property of the same location(or better, nearer to SK central) with the same facilities.

Of course this is under the assumption that RC will be launching at 800++PSF. If the developer launches at competitive pricing similar to the other ECs near SK central then of course there would be more potential for gain for RC buyers ..

HDB with car ownership is not cheap.
My condo with its sheltered car park / with gym, jacuzzi & the pool I use / better environment / security is worth my monthly fee.

Hdb carpark rates is $80 surface to $110 (sheltered)
Service and conservancy charges about $70.
Ec maintenance about $220 to $300 depending on how big the unit is.

Only need to rise to $1000 psf to turn in a 200k profit for a 1000 Sq feet unit.

Early batch of Seng Kang BTO have made 200k.
My friend is 1 of them.

Easy to make close to $200 psf. With EC 3BR of average 1100 sq, profit of 200k could be expected.

Buyers of nearby Highland Park is another example. Average developer price of $1000 psf. Recent nearby PC launch at average close to $1300 psf. PC could make more than EC, if you are lucky.

Other nearby PC eg H2O, Raintree Residence will benefit too.

There's a reason why EC are located in pg, sk areas (and others new towns). It is not to spoil the market of more prestigious new towns like amk, tpy, queenstown, bishan etc.

You mean high park residences? The rise in price is due to overall market sentiments though.

I don't think you can compare ec/Mop ec with bto/resale hdb.

For those who are speculating on profiting from RC, might be good to have a look at the extract from the article below. Even if you do reap a say 100k-150k "profit", it's mostly due to economics of inflation rather than true value increment. I'm not saying it might be a $200 or 300k instead, my point is simply whatever property upturns witnessed in the past may not necessarily be the same for the future because we must understand the landscape is changing, we've already maxed out many aspects of our popn's worth. And keeping in mind our youngsters' buying abilities in the near future.

"20 residential projects totalling about 2,900 units have been sold through en bloc transactions as of mid-November, up from six in the whole of 2016 and one in 2015. The redevelopment of these en bloc sites (coupled with supply from GLS sites) could potentially add another 20,000 new private housing units. Thats the point i am trying to articulate. Already nearby Parc Botannia is selling 1250 psf. If price is the same, RC cant sell for 1150 psf? Because of the restriction under HDB, RC had to be priced around 800+ psf.

Unlikely that RC will be price at 800+. Must be around 950. It is true that it is higher than surrounding sk ec but ppl who buy ec are buying to stay and they wouldn't care much about the higher pricing compared to other EC.

Just like nowadays sk hdb bto is 300k for 4 rooms, 10 yrs ago was 200k, what can you do? Will you not buy the hdb just because ppl in the past ppl buy cheaper than you?

Think you got it wrong. I dunno what will happen in 10 years time. I am just making assumption tat price remain stagnant. Pty price could crash till 500psf or increase till 1400pf. Just saying.

Agree. Pple take things for granted.

Pple dont take things for granted. Pple take risk to make a higher return. Some ride the boat 10 years ago, and now siting on 2-3 properties collecting rent. Others cont their live and don't do anything. There is also some who over leverage and burn themselves.You decide yourself whether u want to make a calculated risk and invest in your own life.

All people in this thread are mostly confident that property price will rise. Some have more confidence in ec, some in fh pc, some in bto.

Ya, I know of people who did absolutely nothing in term of property (other than the bto). Not that they don't have the ability to purchase, but just not interested in property, unlike us.
