Now with Rivercove Residences almost sold out, the next big thing is Riverfront Residences!
Looking at Affinity pricing and performance, the next project pricing could be adjusted lower.
See hows the bidding like for the next plot of EC land at tampines.
Expect the expected.
Limited new EC lands released & all the developers know that the demand >supply for ECs.

Once prices of EC catches up with private, non-kumgong buyers should know better to buy resale private. EC for $1000+psf in ulu part of punggol? Come on, use your brains man! That developer who purchased that punggol plot is either a bloody idiot or a professional con-man.
But to think about it, it is agent and developer job to con inexperienced and uninformed buyers. This is business..
I don't think ec resale price can ever catch up with that of pc. That is what agents will tell the ec buyers.
$1000psf. That is the price now of punggol private condo. Minus Watertown. FYI, in case you don’t know. That’s why I don’t know which fools are going to buy that new EC.
Newly launched condo there ?
Really ?
Plenty of resales. Newer ones closer to $1000psf. Older ones - dirt cheap.
Please go ahead and buy the upcoming punggol rc since you are optimistic abt the area and market.
A friend who bought this, said that the agent shook his hand and said congrats you're 300k richer.. I heard alr arm chio

You are looking at different projects, a PC vs an EC.
Anyway, what was not said was, you must have enough Cash/CPF for the first 20% downpayment, before you can start talking...
For a 2BR, the starting price would be about $750k, downpayment would be $150k, not forgetting BSD and other fees amounting to about $20k.
It is true having a combined income of $5k can loan up to $600k over a tenure of 25 years. Just go to any bank providing the affordability calculator for the max loan, provided there is no other outstanding loan.
