your story is similar to my story...but we sacrificed our privacy and staying in-laws 3room hdb flat with our kids to save the rental..and still i cant beleive my eyes that i got one better q no for sengkang. I open the hdbpage chk again and again whether i got 4X or 4XX..haha...:)

You applied for sengkang too? Q is 4X or 4XX? lol

at first i also think i want to try my luck to get 3 rm, 4rm, 5rm, so that 5 years later i can make better profit by selling.
i've wasted many years by trying my luck. finally i ended up with 2 rm, i have my own roof to stay. guys who badly need a house please consider.

I'm not sure if that equation works nowadays. Cause when your flat price goes up, so does the new flat prices.

But its certainly comforting to know that you have a flat now.

quite disappointing to hear that drop out rate is only usually 20%+... :(
First timer, never even applied before, got 55/25... The few units is really making everything harder...

But we didn't want to go for 4R immediately because we didn't want to overstretch ourselves (seems like 4R now, with HDB calculator, 1 month CPF also need $1-1.1k?) and have some savings instead of digging every cent out to pay for a house... all 3Rs are so limited.

Disheartening. :( Seems like have to go for BTO, others no luck/chance. :(

yes..applied for sk-4room..my q no is 4X...in my 4th attempt..waited until lastday to chk the low ratio..me and my partner like punggol alot..but the final ratio is double than sengkang..so ended up in sengkang..God knows the best...whatever it is...we all super happy..cant wait to see my dream house...everyday in day dreaming..abt renovation and etc...:)

Personally, it seem like the balloting number are all base on luck. Either you get a in range number but not satisfied with the lower floor flat. Or the vicinity are not that great and hence gave up in the project.

Even got pple drop out, 1st timer will go to 1st timer and 2nd
timer will go to 2nd timer if not how to explain the allocation rate of 1.5 time for 1st timer...I think the queue number will
group in 1st or 2nd timer:)

i think both grps come under the same queue group. my friend who is a 2nd timer for sengkang sbf, watches the same website for queue update. 1.5/48 is just to let you know how high is ur chance of getting a flat based on the percentage of flat allocation and number of applicants in ur group. 48 means, only 1 out of every 48 persons has a chance to get a unit.

When do HDB usually send us the appointment letter & list of units for us to select?

the 95% and 5% system is given to limit flat supply for diff group of applicants, i believe. it is not used for selecting the number of ppl eligible for ballot. For eg. if there are only 200 supply units and there are 100 2nd timers, will all of them get to select? no, only 10 of them will get....cause there is 95% and 5% rule...u can read the bottom of the page where it shows no. of applications received for sep sbf.

what i understand is if there is no first timer, all 100 2nd timer will get a flat. if there is 100 first timer, all 2nd timer will still get a flat because the supple is within demand. am i wrong?

Hi guys, I applied Ponggol 4rm and got 273/153.
Any chance since the number of 2nd timers that applied are about 700 over?

I guess lots of people not aware of this rule. HDB might as well block 2nd timers to apply for those category with lower than 20 units available.

looks like really low chance. about 125% still have decent chance to choose. above 150% is already really low chance.

dont count on those 700 2nd timers, there won't be a lot of them in front of u, balloting system already considering the 1st timer and 2nd timer quota. once get the queue number, they will be able to choose if there's still available units when reaching their number. (no 1st and 2nd timer queue). when baloting they can make like in spot 1-100 have 95 1st timer and 5 2nd timer.
i might be wrong but so far looks like it's the scenario. considering 2nd timer much much more than 1st timer, if the balloting system not take account of the status; the queue will have more 2nd timer in front of 1st timer and once their quota gone, then we'll see suddenly much higher drop out rate, no? it didnt happen before i think

i'm quite surprised that those <20 units, and there's 2nd timers applying. I believe alot of people are not aware of this rule. A way to earn many $10 perhaps?

From my understand, if 100 available flats only queue number 1-100 are arranged in 95% to 5%. The rest of the number will be jumble up with 2nd timer and 1st timer within it.. when the queue number is out, there shouldnt be any more thing related to 1st/2nd timer anymore.

Correct me if i am wrong..

not sure how exactly the ballot system work, but I think they would still follow the pattern. otherwise above the available units number, most of the queue will be filled with 2nd timers, which I think not really fair if we want to imply the 95%-5% ratio. unless after reach 5% quota, the rest not being able to choose, which again like I said we should see sudden jump in drop out rate from 2nd timers that got queue number but already out of their quota.

my understanding it doesnt work that way, bro. I am still more inclined to the ballot system already considering 1st and 2nd timer. all that already got queue number will get chance to choose if there're still available units when reach their number.
once again, can't confirm it but I usually use worst-case scenario to avoid disappointment.

My guess is that the 1st/2nd timer allocation only applies to the ballot system.

Once you have the queue number, you would have a chance to select the unit if there are still available units available, subject to ethic quote.
