Husband currently changed job.

His previous pay quite low so loan amount also low. Now his current is higher but recently joined only hence can’t provide payslip yet.

How much is the amount in difference? Then maybe you need to get approval from bank first. When is your appointment? Which block you eyeing?

Difference is x2 of his previous pay. Bank loan no problem we have all the details and documents needed. Called hdb and they said no need hle for selection of flat so we won’t be submitting. Our appointment end of this month. Whichever is available, which block you looking at?

We booked a 3-room flat in the Toa Payoh May sbf. I was looking at the application rate and it seems for 3-room flats in Toa Payoh / Bidadari the take up rate is very Low. This is in contrast to the much higher take up rate for 4-room flats.

This is evidenced in not just the may sbf but also this nov sbf as well. Anyone able to shed some light why there’s so little enthusiasm for 3-room flats in this area?

4-room flats are usually more popular but the difference between 3-room and 4-room take up rates for Toa Payoh is really big.

Just apply since you are not sure whether there are still good units left on your appointment date.

Application restrictions for rejecting a BTO/ SBF flat = 2 time as 1st timer,
than after is in the 2nd timer tier for 1 yrs - if 2nd timer never go again what will happen?

Wow, the drop out rate must have been quite high. But still congrats on selecting a unit!

Thanks man but I think it's because of ethnic quota. Quite heng, really didn't expect to be selecting when I first saw my queue number.

Young couples want space i.e. need to go for bigger room. If you have been to ID show rooms, 3 room is terrifyingly small. The minute you put a wardrobe in, your room is cut by half. Nowadays house are smaller, why go for even smaller that has a bigger price tag.

4 room has always been the preferred size for young couples to start their first house. Especially those who intend to have children and/or take care of their parents. Those who buy 3 room usually intend to flip it over after MOP.

I applied for 3 room TPY as well but dropped out. Mainly due to reason, space and no desire to sell after MOP. The only appeal is the central location but after site visit, I don't think it's really worth it. The nearest NTUC is a distance away and the road will be congested aka loud and dusty. If you're taking public, it's really not as accessible compared to red/green line in my opinion.

Anyone here who has successfully booked Sengkang 4 room flat? Or going to book soon?

So far out of 33 units, 4 has been booked.

Thanks. I Guess the price of 3-room in Toa Payoh probably turned off a lot of people.

I took a 4 room in non mature estate that was about 100K lower than 3 bedroom in TPY. Paid off half of the house price already and qualified for grants too (FYI non mature do not get SHG grant if I am not mistaken). Worth it to me la to finish paying off your biggest debt.
