Eg: u offer a price 330k to buy both seller and buyer agreed...therefore OTP and valuation is exercised.
If valuation is 300k, seller needs to pay the 30k in cash which is like COV ...if seller backs out the OTP 1k plus 200 valuation will be forfeited. this is called above valuation.
But if seller and buyer agreed on 330k and valuation is 340k...no cash is needed. this is called below valuation.
Agents with exp in selling a certain area they will know how to estimate how much the valuation is..therefore they will price at a price...that is above valuation to make buyer coughs out cash lor..
Now in this soft mkt, we must be firm on the price...its time to bring down the high resale HDB...do not be afraid to slash 50k - 100k off the unreasonable price.
