Kallang/Whampoa is near the whampoa food centre and market. Got 24hrs NTUC and at least 4 coffeeshops there. Abt 5-10 minutes walk.

No MRT but got bus 139 to Toa Payoh MRT, bus ride close to 10 minutes if no traffic jam along balestier road.

Downside to this BTO is the proximity to PIE, sibeh noisy all day and night. Otherwise, it's very convenient. Not near MRT, doesn't mean inconvenient.

Expect to pay at least 340k for 4 room.

Bro Market and NTuc not near this bto, how I know..

I live at whampoa myself lol..and 139 don't go past bales tier , it go "tour"inside whampoa area then go bales tier awhile then toa payoh .. From that stop need at least 15 minute to reach toa payoh.. If got car is a good bto site, exit from cte drive straight your house already ..

Eh I also live Balestier. I'm 15 minutes walk from Whampoa and I think that is ok. Then again, I walk from Balestier Towers home and that's close to 25 minutes so opinion might be different.

I already said 139 goes past Balestier road, which it does! Nearer the end of Thomson road. Which is where most of the traffic jams start. Yes, 139 from Whampoa should take close to 15 minutes if you're lucky.

Market and NTUC not near this BTO? It's definitely within walking distance. Unless you are so lazy until you can't walk 10 minutes.

There's a also a bus interchange nearby. Personally I think the convenient is there.

I would have to agree for KW site, its better to have a car. Direct to CTE. But for working people who take public transport, it will be inconvenient. Don't forget about the children, unless you can personally chauffeur them.

I don't live there myself but am familiar with the area. Traffic conditions there are no good. Which is why some people rather walk home.

Not convinced that you need a car, although I agree that the access to CTE and PIE are very good.

There are plenty of buses to go anywhere. Novena in less than 15 minutes, Orchard/Newton/Bugis/kallang in 20-35 minutes, Bukit Batok in less than 45 minutes (faster than train).

I go to work at Shenton way, about 40 minutes rain or shine.

You just need to know how to walk to the various bus stops.

[for non-car owners] The site (not the balestier itself), it is not as convenient as it looks. You will need a feeder bus service unless you choose to walk out to the main road. OK for adults but for ah mah ah kong, quite siong.

It really depends on pricing. IF its $340K for 4 bedroom AND you got a car already, wah its a must ballot. It will be super convenient as the highways are really near. (Which is also a negative in terms of noise. But can always install double glass).

Really?

Just cut across grass patch and cross another road there are buses to the main road and the interchange already. Not convenient enough?

Plenty of people think Whampoa/Balestier as an estate is inconvenient.

No worries. The lack of MRT and traffic conditions are the contributing factors to that perception. It is very central otherwise. The bonus is the pricing is much more reasonable than similar areas. Comparing July BTO Tiong Bahru $430k to a $340k at KW (assuming this is so), one should really consider. $90k difference can buy a second hand car.

Thanks for the discussion, I am really gonna consider KW again if prices are so.

Wonder if the upcoming Thomson line will intersect AMK mrt station like the Bishan one. This will really boost the resale value of the AMK BTO hehe

why nobody talks abt woodlands BTO? I find that its quite a good location as well. near to all the facilities. GRANTED: Woodlands seems like SubStandard place as compared to places like AMK.. but at least being SubStandard the cost is not that high... and for the facilities near it, i find that its quite a good catch mah..

It seems to be at least 15 mins walk away from MRT?

Sep BTO is nearer towards Whampoa than Kallang.

In fact May BTO is more like Bendemeer/Boon Keng.

Sep BTO should be cheaper, at least 100k. I find the Bendemeer Lights overpriced but some people really like the location. To each his own.

Huh? You compare central area to amk?

I think amk one should be about 400k-500k.

Are there trees to block some of the noise?

I think general consensus is that the higher you stay, the noisier it gets as sound travels upwards.
