Hougang - Buangkok Square

it is only a matter of how many times over lol

As of now Hougang - Buangkok Square 2 Room is already oversubscribed.

At this rate of releasing 2 Room BTO I think either need 2 years from now to clear the pent up demand or loosen the policy for singles to buy 3 Room BTO as well.

Hopefully the WP will stand up for the rights of Singaporeans again ( and win more seats while at it).

Just a reminder to my fellow singles, SDP campaigned for BTO for couples and resales for singles. WP suggested BTOs for singles. PAP grudgingly made concessions.

Vote wisely 2016!

I humbly believe allowing singles to have the option to buy 3 Room BTO is not really that overboard if one can afford it. It's not as if requesting for 4 or 5 Room BTO.

Singles also pay income tax and serve NS (males) so why can't singles also enjoy their citizen privileges of buying BTO up to 3 Room?

But I forsee one problem if singles are allow to ballot for 3 Room BTO. The highly pent up demand from singles will result in high competition with couples with children. The only solution is to increase the 2 and 3 Room BTO supply or allow singles to buy other room types across the board to even out the demand.

Frankly speaking you're not going to discourage singles from forming a family when you allow singles to buy HDB BTO. This low fertility rate issue amongst most developed nations is not unique to Singapore only.

Hi Guys ,

I already list my co-applicant as fiance/financee .

Why during end of the application, the system still list me as applying under Public Scheme instead of Finace/Financee scheme ?

Thanks !

I am still holding a queue number for July BTO (within flat supply). But havent booked yet.

If apply for Sept BTO, it wont affect my July BTO selection right?

since you are both undergraduates (graduating next year I guess? or even later?), between now and Sep 30 maybe you should work out your finances before thinking of applying. because if you do and yet still give up an eligible queue number, that will be reducing one of two chances you have as a first-timer...

e.g. I assume you both dont have much or any CPF OA for downpayment? are you financing the flat with cold hard cash or taking a loan? if cold hard cash then yes, no issue, go and hoot... :) if you need a bank/HDB loan (like most of us) then I'm not sure if they would grant you one, given that you're both not working yet. They are not likely to give you a loan just based on your supposed/projected annual income and earning power in future.

i worked out the finances and i think it is reasonable. downpayment i can use cpf cause i work part time. planning to take a hdb loan but doesnt the loan start only when you get the house? by the time i get the keys i think i would be able to afford a loan. i know there are two assessments for HDB loan, one when you get the flat and one before you get the keys. its ok if i dont get a loan during the first assessment but the second one should be ok.

Yes the loan will only start when you get the keys BUT your loan amount is based on your salary. If you are unemployed, how is HDB going to entrust loaning the amount to you? But having said that, second assessment if your income is stable (> 3 months) and high enough your loan should be no problem.

what is the implication of HDB stating the "Applicants’ Median Household Income"? how does that matter for mature estates? > means you can afford comfortably?

If I'm not wrong, yes.. Means you can afford to live comfortably if you BTO that housing with that price.

4-Room
Price: $515,000
Median Income: $6,200
Grants: $0
Monthly Installment (25 Years): $1,860
Instalment:Income Ratio: 30%

OH gosh I just realized mature estates got no housing grants..

Means 0 grant(Not even AHG) as part time income isnt taken into consideration..But the thing is if you're still undergrad, how do u get a valid HLE for 2nd appt?? They dont take PT income into account for this if my memory serves me right and you either have a valid HLE or a bank Principle in approval letter before they proceed further.

What is the comfortable amount for the flat you're looking at?

Got..AHG if $5k and below..This can be possible especially if one applicant is still studying. No SHG since it's a mature estate.

Thx Gixxerfied!! :) You are the expert. Does the grant come into place when we GET the flat? Or during first appointment when choosing unit?

Praying hard we get the BK flat, BF's mother lives just opposite! Hopefully got more chance to get a good queue number :)

Not expert, just sharing stuff i learn from ppl..

1st appt - Pay Booking/Option fees..You will submit the documents for grants during this appt..Results usually 6-8 weeks..

By 2nd appt which is downpayment time, you will know ur grant amt(Would be credited into 50/50% if both applicants are citizen)..

It's a mega lottery..Good luck..

Wont be up so fast..Around a few days after ballot results are out or within the 1st week after results are out..

Let's assume a 4rm flat at 520k and you secured a valid HLE,

2nd appt - 5% staggered dp, stamp duty and whats not..

5% DP = 26k
Stamp fees = 10.2k
Conveyancing Fee = $347.30(Inclusive of GST)
Caveat Registration Fee = $64.45

Total payable: $36611.75
