Mine was connected to the wall plug. Nowhere near to the modem.

I see. Then that is a real analog line.

You can call Singtel or visit Singtel shop to de-bundle the analog home line from SingTel Fibre Internet, then you can apply for M1 or StarHub without worrying about the analog line.

But take note the charge for standalone analog home line service from SingTel is pretty expensive at about S$10 per month (S$29.98 per three months).

Looks like an analog home line then.

There is still a slight possibility that this line could be a digital voice line if the wall socket is connected to the ONT/ONR's RJ11 jack through the internal wiring. But this one should be easy to check -- just check if there is a telephone cable connected to the ONT/ONR's RJ11 Jack.

You should also check the SingTel account using MySingtel app to check the name of the service and the pricing info of this analog line.

It seems to me that Singtel has lowered the typical download speed range data.

+++++++++++++++++++

https://www.singtel.com/personal/support/broadband/typical-download-speeds

Typical local and international download speeds

The following is based on more than 200 measured readings for each Fibre Broadband plan across peak and off-peak hours. It is validated from April - July 2025.

Peak hours are generally from 7pm - 1am, while off-peak hours are generally from 1am - 7pm.

Fibre Broadband PlanTypical Local Download Speed for Wired Connection*Typical Local Upload Speed for Wired Connection*Typical International Download Speed for Wired Connection*
1Gbps Fibre Plan904.36 - 905.22Mbps899.89 - 900.25Mbps774.48 - 890.80Mbps
2Gbps Fibre Plan*1771.72 - 1804.02Mbps1340.07 - 1818.78Mbps1550.45 - 1790.00Mbps

And I can see a bit of wired speed drop for my Singtel 5Gbps plan (from 5.5Gbps down to 5.2Gbps), but it is still above Singtel's typical speed range.

PC with 10Gbe speed will have about 5Gbps for 5Gbps plan and 8Gbps for 10Gbps plan.

My Singtel 5Gbps speedtest result:
Bash:
root@pveminirouter1:~/ookla# ./speedtest -s 13623

   Speedtest by Ookla

Server: Singtel - Singapore (id: 13623)
         ISP: Singtel Fibre
Idle Latency: 1.00 ms (jitter: 0.04ms, low: 0.96ms, high: 1.03ms)
Download: 5172.72 Mbps (data used: 4.5 GB)
                  1.75 ms (jitter: 0.24ms, low: 1.32ms, high: 2.69ms)
Upload: 4925.37 Mbps (data used: 2.2 GB)
                  2.53 ms (jitter: 0.18ms, low: 1.45ms, high: 3.22ms)
 Packet Loss: 0.0%
  Result URL: https://www.speedtest.net/result/c/e9653fab-39d2-4e03-92e2-0b137da51252

If your PC has only 2.5Gbe adapter, then the speed will be about 2.3Gbps.
Bash:
root@pve8new:~# ./speedtest -s 13623

   Speedtest by Ookla

Server: Singtel - Singapore (id: 13623)
         ISP: Singtel Fibre
Idle Latency: 1.51 ms (jitter: 0.17ms, low: 1.38ms, high: 1.99ms)
Download: 2345.14 Mbps (data used: 1.2 GB)
                  3.27 ms (jitter: 5.78ms, low: 1.27ms, high: 209.68ms)
Upload: 2339.85 Mbps (data used: 1.1 GB)
                  2.83 ms (jitter: 0.87ms, low: 1.74ms, high: 7.00ms)

M1 has different test methods by lumping international location and local locations.

https://www.m1.com.sg/support/faq/all-topics/tablets-mobile-broadband/typical-speeds-1

Typical Broadband Speeds Measurement and Methodologies for Fixed Access (Dated 1 July 2025)

2.5Gbps1763.2 – 2295.1Mbps
3Gbps2036.8 – 2560.0Mbps
6Gbps2076.9 – 5679.6Mbps
10Gbps2580.2 – 8164.2Mbps
*The Typical Speed Range refers to the range of download speeds that users can experience 80% of the time based on the specific test conditions and parameters stipulated below.

Starhub typical Fibre Internet Speed. The data is higher than Singtel.
https://www.starhub.com/personal/broadband/typical-broadband-speed-plans.html

Typical Speed Range by Broadband Plan

Broadband PlanTypical Download Speeds (Local)Best For (you can safely ignore this column)
1Gbps974 Mbps – 982 MbpsBest Broadband for Casual HD Streaming
3Gbps2868 Mbps - 2882 MbpsPerfect for moderate to heavy internet users, ideal for HD streaming, gaming, and multi-device usage
5Gbps4779 Mbps - 4833 MbpsExcellent for high-speed data transfers and seamless multi-tasking across multiple devices.
10Gbps8144 Mbps – 8171 MbpsDesigned for power users demanding ultra-fast connectivity for professional tasks, 4K streaming, and smart home systems.
NOTE:
  • Results are based on multiple PCs experiencing download concurrently.
  • The Typical Speed Range is computed to reflect that at least 80% of the time, a customer should experience the lower bound speed or higher. Measurement are based on peak and non peak periods (peak period s are from 6pm to 2am, weekdays and 11am to 2am), weekends. Modems used in the speed measurement are via direct wired LAN connections to Fibre Optical Network Terminals (fibre broadband). Wireless routers are not used in the testing. Data is accurate and updated as of July 2025.
  • Please note that results from 3rd party speed test servers may differ greatly. StarHub is not able to control the quality of connection beyond its own network. StarHub has no visibility over their configuration and limitation of any 3rd party speedtest server and their networks quality that may produce different/varying results. Learn how to perform a speedtest.
  • ^For 2Gbps Fibre Broadband, typical speed for individual connection will follow typical speed range of 1Gbps service.

IMHO.
That is why I am hesitant to change my household Singtel 500Mbps. The analog telephone is included. The price is less than your $49.61. So now I am wondering if there is a faster speed plan with the same analog telephone included. 🤔

https://forums.hardwarezone.com.sg/threads/wifi-router-for-5g-sim-card.7151503/

I have been thinking of the route of 4G/5G router for long term cost savings.
IMHO.
Go the 5G router route and get a good 5G router.
Try to get one which has MESH capability in case need extensive whole house coverage.
Which providers works for you ... you need to subscribe and test them out.

P.S. My TP-Link X50-5G getting 800+ on Zym 5G. I have not do extensive testing if this results are consistent throughout the day.

IMHO. AFIAK.
Newer HDB do not have analog RJ11. If have RJ11 most likely is POTS and they use current loop with higher DC voltage. Needs to proceed with caution.

What is the problem to go with the free digital voice? You can use the same analog phone.

Use a cordless phone if you feel the ONR/ONR location is not good to put the phone.

I really do not see the point of sticking to SingTel analog phone service which is not cheap at all.

None of the new plans will have bundled analog line.

It became $66.34 before GST after the 24 months promo price ended.

I terminated the Fibre BB and retain the analog service for $30 every 3 months.

Yup I bought the same router as yours yesterday after collecting the Shopee voucher at 8pm, TP Link relisted the model for 1.1 sales, price definitely cannot fight 11.11 sales with $111 vouchers but good enough with the $45 off imo.

My that lower price was AFTER the promo ended. It has been like that for a long time.
Good luck with the new router, now is time to find the correct ISP.

Yes you can, different wireless network, cannot form a mesh.

One wireless network: new TP-Link WiFi 7 router
Another wireless network: existing SingTel Mesh Extenders
