any updates as to the completion (TOP) date for Stirling Residences?
If I'm not wrong, was slated to TOP during mid 2021?

curious to see how this Mega Condo Project performs in the resale market...

Supply of One bed/1+ Study in Queenstown MRT proximity:

Commonwealth Towers > 341 units, rent $1500-2800
Queens Peak > 266 units, rent $2200-2500
Margaret ville > 78 units
Stirling > 227 units

btw, basis latest URA website record data, Stirling has 1061 transactions...
roughly about 84% sold! wow!!

July 2021 SSD will be over for the first batch of Stirling buyers.

In the proximity, a quick check on Prop guru:
Commonwealth towers > 127 sales listings, 122 Rent listings.
Queens peak > 301 sales listings, 518 rent listings. Queens peak TOP 2020, If Stirling TOP 2021,It’s just 1 year diff. So far only 1 subsale transacted for Queens peak.
curious to see how this Mega Condo Project performs in the resale market...

Dunno whether construction has resumed yet.. fingers crossed that it will TOP in June 2021.

Wonder what’s the transaction rate of subsale listings and vacancy rate for rental listings. If anything, numbers could worsen as Artra / Stirling / MV TOP respectively?

Browsing through caveat for resale.
Came across Commonwealth towers, 9 units transacted in 2020 up till 26 July 2020. All are 1 bedders. Priced $730-881k.

4 units transacted in July alone. (Post **). $813-860k.

what is the revised expected TOP date for this project?

TOP not revised. SR has been cleared according to MOM website, construction is starting! :D

Hehe sometimes I wonder r u really secondary school student.
Anyway, mine also cleared :D

Me likewise lol secondary sch time I don’t even know such property forum existed or spend so much time bothering if they property my parents buy woukd make money haha, only care about playing when I have time. Kudos to ohw123 if u r indeed a secondary school kid

This ohw is picking up an important life skills here (property investment) which was not taught in school :D

After he read too much, let me predict. He will probably

1. Get married at 18 and get all maximum grant to buy New HDB.
2. Sell at 23 And with the profit buy EC.
3. Sell EC at 28 and buy condo
4. Sell Condo at 33 and buy 2 condo
5. Sell one of the condo at 38 and buy 1 landed
6. Sell landed at 43 and buy penthouse.

Predict he retires at 43. Debt free.:D

With covid and manpower crunch, foresee BTO construction might take 4-6years.
Even Punggol Northshore BTOs launched in 2015 have yet to TOP.

I somehow wonder why BTO are built so slowly compared to private condos. I noticed Eunos Court launched in 2017 is also barely one storey high at the moment and it’s 3 years already, comparatively Parc Esta launch in end 2018 is already 12 storeys high.
