Have PMed you. Just bear in mind its hard to find a bounced out units because:

First, the bounced out unit might not be the size / layout / facing that you want.

Second, since URA clamped down on reissues, fewer units are extending OTP, and most will exercise within the usual 8 weeks (I think 8 weeks is the normal exercise time IIRC). Since there are fewer outstanding OTPs, fewer units to bounce out also.

Most of stirling are before otp reissue clampdown. So still got chance to expire later, though not many im sure

I noticed there was a high floor 38th three bedder sold in Jan for 16xxpsf thought that is a value buy with good cap upside, not sure if it’s a bounced unit.

If enter 14-16xxpsf should have good upside in this project.. if above 20xxpsf, I doubt.

i think theres a lot of airspace for that penthouse unit. the size increased a lot between 37th and 38th floor. the stack beside it shows the same trajectory

so i'm not sure the 16xx is an immediate bargain...

Seems like there is already paper gains judging by some of the prices that the developers have set for the units.

Is this project’s TOP still 2022?

The paper gains for Stirling Res is pretty spectacular, been tracking one of the units there 265k gains.. I think it’s due to the higher floor units sold at high psf.

$265k gains is very high! I only noticed gains of about 20-40k. Different sizes we were looking at perhaps?

Care to share which one has 265k gains? I'd just want to test the methodology for assessing those gains. I feel like a lot of ppl throw around these huge numbers when it comes to property, but don't compare like-to-like units (not saying that this is what you're doing, just curious).

Bounced units i dont see any such drastic price correction. Maximum price correction seen is only 56k for a low floor 3BR #03-16.
ytreporp not 100% accurate. I noticed a few wrong 'bought price' across a few projects already.

Having said that, I haven't check if this particular project is wrong too. Got to check tower view to see if the 'bought price' make sense.

I will usually cross-check with squarefoot and 99.co to confirm the transaction.

Is that a bounced unit or subsale saw it was last transacted in Jan2021. If subsale the seller really lost big. Madness 21xxpsf for Stirling.. think he overpaid for a premium unit.

Cross reference to URA caveat. It’s a subsale. Owner loss + Pay SSD!
