Cross reference to URA caveat. It’s a subsale. Owner loss + Pay SSD!
Thanks. Madness Stirling for 21xxpsf. Maybe when the AMK site launch it can accept this price tag but even so there is Commonwealth towers that is only gg abt 18xxpsf for their one bedder. The person probably over paid for a premium facing unit.

STIRLING RESIDENCES, 1 bedder sold at $127k loss.
First owner purchased it for $967k in Jan 2021.
Sold at $840k in May 2021.

Will this set a valuation for Stirling resale since SSD for first batch buyers ending next month or just an outlier? Hmmmm

First owner purchased it for $967k in Jan 2021.
Sold at $840k in May 2021.

Will this set a valuation for Stirling resale since SSD for first batch buyers ending next month or just an outlier? Hmmmm
Try those like jadescape and daintree one bedder at 9xxk, see whether can hit 1.1mil in resale or not. :o

Those who entered in 2018, some are as low as 15xxpsf. As long as entering in that era should be safe. I recall some three bedder 893sqf below 1.5m.. don’t overpay for premium stack, good view and high floor should be safe.

Precisely! But I think those who entered 15-16xxpsf would be very safe. Personally if I would choose a development there it would be Commonwealth Towers.

$7xxk can get one bedder in Queens peak, link Bridge connected direct from mrt Somemore!
In the locality there’s Margaret ville too..

Margaret ville too far from mrt imo.. won’t consider, Queens Peak is ok for me but some complain that it looked like a EC. Stirling is an upslope climb from QT MRT, so nope. Commonwealth Tower ftw :)

Verdale one bedder transact at 8xxk....didn’t know D21 ulu location is now on par and more ex than D3 that’s near mrt. :o
Speaking of not near MRT with 400+ units of 1 bedders also transacting $8xx-$9xxk. pretty sure you can guess which development (comes with 2pc toilet bowl type) 😉

That one I even quarrel with some insecure new buyers when comparing with clavon. :o

I guess no one knows until it's hindsight? Principal garden also nothing impressive but resale doing quite well.

Unit #26-15, 441sqft.
That stack, #02-15 starts from $858k. So subsale buyer got a good offer of a higher floor cheaper than level 2. 🙃

Okay, on the bright side, there is Q mall with close to 100,000 sqft of commercial GFA, a newly revamped Hawker Centre, HDB shops and supermarket coming up at Sky Residence @ Dawson, more HDB shops, minimart and eating house at Sky Oasis @ Dawson.

Would this uplift prices further for Margaret Ville/Stirling Residences?
